Job DetailsJob Location: REEP Corporate - San Antonio, TX 78216REEP Residential HVAC Technician – Job Description Location: On-Site Job Type: Full-Time FLSA Status: Non-Exempt (Hourly) Reports To: Lead Maintenance Technician / Community Director Position Summary The HVAC Technician is responsible for maintaining, diagnosing, repairing, and servicing HVAC systems throughout the assigned residential community. This position also supports general property maintenance, service requests, preventative maintenance, make-ready turns, and emergency maintenance to ensure the property meets REEP Residential standards and provides a safe and comfortable environment for residents. I. HVAC & Maintenance Responsibilities Diagnose, troubleshoot, repair, and maintain HVAC systems and related equipment. Perform routine HVAC preventative maintenance and inspections. Respond to heating and cooling service requests in a timely and professional manner. Identify HVAC issues and recommend appropriate repairs or replacement when necessary. Maintain HVAC equipment to help improve system performance and efficiency. Complete work orders accurately and within established company timelines. Perform general maintenance repairs including basic plumbing, electrical, appliance, carpentry, and other property maintenance tasks. Support make-ready unit preparation, including HVAC inspections, repairs, and testing prior to move-in. Conduct routine property inspections to identify maintenance and HVAC needs. Maintain tools, equipment, parts, and work areas in a safe and organized condition. II. On-Call Participation Participate in the property's scheduled on-call rotation as assigned. Respond promptly and professionally to after-hours emergency maintenance requests. Troubleshoot emergency HVAC and general maintenance issues. Communicate effectively with residents and supervisors regarding emergency situations. Ensure company response-time and service standards are met during on-call shifts. III. Team & Resident Support Communicate professionally with residents regarding HVAC and maintenance service requests. Maintain a professional and customer-service-oriented attitude. Work closely with the Lead Maintenance Technician and Community Director to prioritize service requests and property needs. Provide clear updates regarding repairs, parts needed, and outstanding maintenance issues. Support the maintenance team with property upkeep and make-ready deadlines. IV. Safety & Compliance Follow OSHA, EPA, and company safety guidelines. Properly handle refrigerants, tools, equipment, and hazardous materials. Follow applicable procedures for refrigerant recovery, handling, and documentation. Maintain accurate maintenance and HVAC service records. Promote a safe working environment for team members and residents. Performance Expectations Complete HVAC and general maintenance service requests within established company timelines. Accurately diagnose HVAC problems and complete quality repairs. Maintain high standards of workmanship and property appearance. Support efficient make-ready turnaround times to help achieve occupancy goals. Demonstrate reliability, accountability, professionalism, and teamwork. Respond appropriately to emergency and on-call maintenance situations. QualificationsCore Qualifications Education: High School Diploma or GED required. Experience: Minimum of 2 years of hands-on HVAC and maintenance experience required, preferably within multifamily residential or property management environments. Certification: Current EPA certification required. Required Qualifications Must have current EPA certification. Must have at least 2 years of hands-on HVAC experience. Must have own tools/equipment necessary to perform HVAC and maintenance work. Must have reliable transportation. Strong knowledge of HVAC troubleshooting, diagnostics, repair, and preventative maintenance. General knowledge of plumbing, electrical, appliances, and property maintenance preferred. Ability to troubleshoot problems independently and complete repairs efficiently. Ability to participate in an on-call rotation and respond to after-hours emergencies. Strong communication and customer-service skills. Ability to work independently as well as part of a maintenance team. Physical Requirements Frequently lift and/or move up to 75 pounds. Climb ladders and stairs regularly. Stand, bend, kneel, crouch, and reach for extended periods. Work in confined spaces and elevated areas. Work in indoor and outdoor environments in varying weather conditions. Safely operate HVAC tools and maintenance equipment. Employment At-Will Employment with REEP Residential is at-will.
