Job DetailsJob Location: REEP Corporate - San Antonio, TX 78216REEP Residential Make-Ready / Pool Technician – Job Description Location: On-Site Job Type: Full-Time FLSA Status: Non-Exempt (Hourly) Reports To: Lead Maintenance Technician & Community Director Position Summary The Make-Ready / Pool Technician is responsible for preparing vacant apartment homes for new residents in accordance with REEP Residential quality standards and established timelines, while also maintaining the community swimming pool and pool area in a safe, clean, and operational condition. This role works closely with the Lead Maintenance Technician and Community Director to ensure make-ready counts are met, units are completed with quality workmanship, pool standards are maintained, and deadlines are achieved. The position also supports overall property appearance, cleanliness, safety, and operational readiness. I. Make-Ready & Turn Responsibilities Prepare vacant units for occupancy within company-established turn timelines. Complete painting, drywall repair, minor plumbing, minor electrical, and basic carpentry tasks. Perform full apartment trash-outs and removal of debris when needed. Replace fixtures, hardware, and appliances as necessary. Ensure units meet cleanliness and presentation standards prior to final inspection. Conduct detailed inspections to confirm unit readiness before move-in. II. Pool Maintenance & CPO Responsibilities Maintain a current CPO (Certified Pool Operator) certification. Perform required inspections of the community pool and surrounding pool area. Test pool water and maintain proper chemical levels and water balance. Maintain accurate pool chemical, inspection, and maintenance logs. Clean the pool, skimmers, filters, decking, furniture, and surrounding pool areas as needed. Inspect pumps, filters, chemical feeders, and other pool equipment for proper operation. Identify pool maintenance, water-quality, equipment, or safety concerns and report issues promptly. Ensure pool areas remain clean, safe, presentable, and ready for resident use. Properly store, handle, and use pool chemicals and supplies in accordance with safety procedures. Follow CPO standards, company procedures, manufacturer guidelines, and applicable health and safety requirements. Assist with opening, closing, and maintaining the pool according to property and seasonal needs. III. Alignment with Management & Performance Standards Work in alignment with the Lead Maintenance Technician and Community Director to ensure make-ready counts are met. Maintain quality workmanship while completing units in a timely manner. Communicate unit and pool status updates accurately and consistently. Support operational goals by meeting established productivity benchmarks. Prioritize make-ready assignments, pool responsibilities, and other property needs effectively. IV. Grounds & Property Support Assist in keeping property grounds clean and free of debris. Maintain pool areas, breezeways, and common areas in clean and presentable condition. Support curb appeal initiatives to maintain overall community appearance. V. Professional Growth & Development Demonstrate willingness to learn new skills and maintenance techniques. Participate in company-provided training and courses. Seek opportunities for professional growth within the maintenance career path. VI. Safety & Compliance Follow OSHA and company safety guidelines. Properly handle tools, equipment, materials, and pool chemicals. Maintain a safe working environment for team members and residents. Use required personal protective equipment and follow chemical-handling procedures. Core Qualifications CPO Certification: Current CPO (Certified Pool Operator) certification is required. Experience: Previous apartment/multifamily make-ready experience is required; 1–3 years of apartment make-ready or maintenance experience preferred. Pool Experience: Previous experience maintaining and servicing community swimming pools is strongly preferred. Transportation: Must have reliable transportation and dependable attendance. Skills: Working knowledge of apartment turns, painting, drywall repair, minor plumbing, minor electrical, fixture replacement, basic carpentry, pool water testing, chemical balancing, filtration systems, pumps, and general pool equipment. Work Style: Ability to work independently, prioritize multiple responsibilities, meet established deadlines, and communicate effectively with management.
