Job DetailsJob Location: Wholehearted Senior Living at Oakwell - San Antonio, TX 78218Assisted Living Communities Position Summary We are seeking a reliable, organized, and hands-on Multi-Site Maintenance Technician to oversee general maintenance and preventative maintenance needs across four small Assisted Living communities. This position is responsible for maintaining a safe, clean, functional, and comfortable environment for our residents, staff, families, and visitors. The Maintenance Technician will travel between the four communities based on scheduled maintenance needs, priorities, inspections, and emergency repairs. Because our communities serve seniors, including residents who may require additional assistance or memory care, professionalism, safety awareness, patience, and respect for residents are essential. Key Responsibilities General Maintenance Perform routine repairs and general maintenance throughout all four communities. Complete minor plumbing repairs, including faucets, toilets, sinks, drains, and leaks. Complete minor electrical maintenance such as replacing light bulbs, fixtures, switches, outlets, and batteries when appropriate and permitted. Repair doors, locks, cabinets, furniture, walls, baseboards, and other building fixtures. Perform drywall repair, patching, touch-up painting, and minor cosmetic repairs. Assemble, install, move, or repair furniture and equipment as needed. Maintain resident rooms, common areas, offices, kitchens, bathrooms, patios, and exterior areas in good condition. Preventative Maintenance Develop and follow a preventative maintenance schedule for all four communities. Routinely inspect buildings and identify maintenance needs before they become larger problems. Inspect doors, emergency exits, lighting, plumbing fixtures, appliances, HVAC areas, and other building systems. Replace HVAC filters and complete basic HVAC maintenance within the scope of the position. Monitor water leaks, drainage issues, temperature concerns, and other building-related problems. Maintain records of preventative maintenance and completed repairs. Safety & Assisted Living Environment Maintain hallways, walkways, entrances, exits, and common areas free from maintenance-related safety hazards. Immediately report conditions that could create a safety risk for residents or staff. Assist management in preparing the communities for inspections and maintaining compliance with applicable Assisted Living and life-safety requirements. Ensure emergency exits, doors, lighting, and other safety-related equipment remain accessible and functional. Follow infection control, resident safety, and community policies while completing work inside resident areas. Use appropriate precautions when working around residents, especially residents with dementia or mobility limitations. Exterior & Property Maintenance Maintain patios, sidewalks, fences, gates, outdoor furniture, and exterior areas. Perform minor landscaping and grounds maintenance as needed. Coordinate or complete basic pressure washing, exterior cleaning, and seasonal property maintenance. Identify pest, irrigation, drainage, landscaping, or exterior maintenance concerns and report or coordinate corrective action. Vendor Coordination Identify repairs that require licensed or specialized contractors. Communicate maintenance needs to management and assist with coordinating outside vendors. Meet contractors at the communities when necessary. Verify that assigned vendor work has been completed and report any remaining concerns. Assist in obtaining estimates for larger repairs or projects when requested. Work Orders & Documentation Receive and prioritize maintenance requests from community leadership. Maintain an organized maintenance log for all four properties. Document completed work, outstanding repairs, preventative maintenance, and vendor services. Communicate regularly with management regarding property conditions and maintenance priorities. Maintain an inventory of commonly used maintenance tools, parts, and supplies. Notify management when supplies or replacement equipment need to be ordered. Multi-Site Responsibilities Travel between four Assisted Living communities as needed. Organize the weekly schedule based on priority and maintenance needs at each location. Conduct routine property walkthroughs at each community. Respond promptly to urgent maintenance concerns. Maintain communication with Executive Directors, Community Managers, and other leadership regarding maintenance needs. Ensure that no community is overlooked and that preventative maintenance is completed consistently across all four locations. QualificationsQualifications Previous maintenance, handyman, apartment maintenance, senior living, healthcare, hospitality, or property maintenance experience preferred. General knowledge of basic plumbing, electrical, carpentry, painting, drywall, appliances, and building maintenance. Strong troubleshooting and problem-solving skills. Ability to work independently and manage responsibilities across multiple locations. Strong organizational and time-management skills. Ability to communicate professionally with residents, families, employees, management, and vendors. Must be dependable and able to respond appropriately to urgent maintenance needs. Valid driver's license and reliable transportation required due to travel between communities. Must be able to successfully complete all employment requirements applicable to an Assisted Living environment. Physical Requirements The employee must be able to: Stand and walk for extended periods. Bend, kneel, reach, climb, and work in different physical positions. Safely use ladders and common maintenance tools. Lift and carry approximately 50 pounds with or without reasonable accommodation. Work indoors and outdoors in varying weather conditions. Travel regularly between the four assigned communities. Schedule Full-Time Position The schedule will be organized according to the maintenance needs of the four communities. Some flexibility may be required for urgent repairs, inspections, special projects, or emergencies. Ideal Candidate The ideal candidate is someone who is proactive rather than reactive—someone who does not simply wait for something to break, but routinely walks the properties, identifies concerns, completes preventative maintenance, keeps organized records, and takes pride in keeping all four communities safe, functional, and presentable.
