We are currently seeking an experienced and leadership-driven Maintenance Supervisor to oversee maintenance operations at our San Diego community.

Position Overview

The Maintenance Supervisor is responsible for overseeing all maintenance operations of the community, ensuring the physical asset is maintained in excellent condition, work orders are completed timely, preventative maintenance is executed, and compliance standards are upheld.

This role supervises maintenance staff (if applicable), manages vendors, oversees inventory and budgets, and ensures the property remains safe, compliant, and inspection-ready at all times.

The ideal candidate is technically skilled, organized, proactive, and capable of leading a maintenance team within an affordable housing environment.

Key Responsibilities

Operational Oversight

  • Supervise and direct daily maintenance operations

  • Assign and monitor completion of work orders

  • Ensure timely and quality completion of repairs

  • Oversee unit turnovers to ensure readiness for occupancy

  • Maintain property in inspection-ready condition (TCAC, investor, lender, REAC, etc.)

Technical Responsibilities

  • Perform and oversee repairs including:

    • Plumbing

    • Electrical

    • HVAC systems

    • Appliance repair

    • Carpentry

    • Building systems troubleshooting

  • Develop and execute preventative maintenance schedules

  • Ensure proper handling of emergency maintenance situations

  • Participate in on-call rotation

Compliance & Safety

  • Ensure compliance with LIHTC and affordable housing requirements

  • Maintain OSHA safety standards

  • Conduct routine safety inspections

  • Ensure proper documentation of work orders and repairs

  • Maintain SDS logs and safety documentation

Vendor & Budget Management

  • Coordinate and supervise third-party contractors

  • Obtain bids as required

  • Monitor maintenance expenses

  • Manage inventory and supply ordering

  • Control costs while maintaining quality standards

Leadership & Communication

  • Train and mentor maintenance staff

  • Promote accountability and performance standards

  • Communicate effectively with Community Manager and Regional leadership

  • Provide excellent customer service to residents

Qualifications

  • High school diploma or equivalent required

  • Trade certifications preferred (HVAC, electrical, plumbing, etc.)

  • 5+ years of property maintenance experience required

  • 2+ years in a supervisory or lead role preferred

  • Experience in LIHTC, tax credit, or affordable housing strongly preferred

  • Strong knowledge of building systems and troubleshooting

  • Ability to manage multiple priorities

  • Strong organizational and leadership skills

  • Ability to lift 50+ lbs., climb ladders, and perform physical tasks

  • Valid driver's license and reliable transportation required
