Position Overview:   The Real Estate Manager will interact with multiple contractors, landowners, and internal Arcadian teams to obtain land rights via purchase or leasing to allow placement of fiber facilities. This position will also function as the primary Project Manager for the tracking of ROW permits, easements, and acquisitions Coordinates with Engineering and Construction staff and contractors to develop routes and real estate acquisitions in the most efficient manner. 

 

Job Description:

Role and Responsibilities

  • Manage internal ROW agents and external vendors to negotiate and obtain required parcels, leases, and easements as quickly as possible and within cycle time expectations.
  • Understand and assist with environmental and regulatory requirements to complete required forms and/or submittals for NEPA, FCC, FAA, or other agencies.
  • Read, review, and interpret ROW maps, plat maps and/or zoning maps.
  • Real estate focus and support for CA, NV, UT, and AZ states.
  • Oversee title reviews and survey data for verification of ownership, access, and utility easements, assist with developing title curative as needed.
  • Ensure Sites/Readiness/(Zoning) are properly documented, updated and accurate.
  • Review and evaluate supporting permitting documentation such as A&E drawing title pages to ensure completeness and consistency with corresponding permits applications.
  • Track land acquisition statuses and update company database.
  • Provide support and offer industry specific knowledge/experience based on the company’s direction and needs.
  • Produce regular written project status reports and participate in project team meetings as required by project.
  • Manage multiple tasks and work assignments with various deadlines effectively and reliably in a challenging environment.
  • Track and forecast critical dates and work activity allocations for several projects concurrently
     Timely complete and update company trackers and databases.
  • Create and implement policies and procedures related to the real estate and vendor processes.

Qualifications and Education Requirements

  • Minimum high school diploma or equivalent required.
  • Bachelor's degree in related field preferred.
  • Three to five years previous experience working in right of way permitting and/or related real estate or legal areas required.
  • Working knowledge of traffic control permitting requirements, sight triangles and clear zones
  • Ability to read, understand and interpret construction drawings.
  • Strong written and verbal communication skills; ability to effectively communicate with all employee levels and levels of management.
  • Proven ability to identify project impacting issues, able to work with Management, Engineering, and Outside Contractors and Agencies to develop and implement solutions.
  • Knowledge of utility route development processes and issues with specific expertise in Federal ROW permitting.
  • Real estate knowledge of the CA, NV, UT, and AZ areas.
  • Strong understanding of environmental, regulatory, and government requirements, processes, reports, and approvals.
  • Knowledge of telecommunications/utility facility placement, including but not limited to leasing, zoning, permitting, and regulatory compliance.
  • Proven ability to efficiently multi-task
  • Ability to read and take measurements.
  • IRWA certification preferred.
  • Strong organizational skills.
