Overview
- The Preconstruction Manager is responsible for leading and coordinating all pre-construction activities for assigned projects within a defined market sector. This role plays a critical part in project success by providing accurate cost planning, constructability input, and client-facing support from early concept through contract execution.
- Travel up to 25% internationally and in the USA is expected in this role.
- This is a hands-on, individual contributor role with no direct supervisory responsibilities, focused on collaboration with internal teams, clients, and trade partners.

Job ResponsibilitiesÂ
Preconstruction Leadership
•   Lead preconstruction efforts from initial pursuit through project turnover to operationsÂ
•   Collaborate with Business Development and sector leadership during project pursuitsÂ
•   Participate in client meetings, presentations, and interviewsÂ
•   Develop and manage pre-construction schedules and deliverablesÂ
Estimating & Cost Management
•   Prepare conceptual, schematic, design development, and GMP estimatesÂ
•   Perform quantity takeoffs and pricing analysisÂ
•   Develop detailed scopes of work and bid packagesÂ
•   Analyze subcontractor proposals for completeness, accuracy, and valueÂ
•   Lead value engineering efforts and cost-saving initiativesÂ
Design & Coordination
•   Partner with design teams to ensure alignment with budget and project goalsÂ
•   Provide constructability reviews and technical input throughout design phasesÂ
•   Evaluate alternative systems, materials, and methodsÂ
•   Support design-assist and design-build delivery methods as neededÂ
Market Sector Expertise
•   Develop deep understanding of assigned market sector trends, costs, and risksÂ
•   Maintain relationships with key trade partners and consultants within the sectorÂ
•   Provide benchmarking and historical cost data to inform project decisionsÂ
Risk Management
•   Identify project risks and opportunities during preconstructionÂ
•   Develop mitigation strategies related to cost, schedule, and scopeÂ
•   Assist in contract review and scope clarificationÂ
Procurement Support
•   Prequalify subcontractors and vendorsÂ
•   Coordinate bid solicitations and levelingÂ
•   Support early procurement strategies for long-lead itemsÂ
Handoff to Operations
•   Ensure seamless transition from pre-construction to construction teamsÂ
•   Participate in project kickoff meetingsÂ
•   Clearly communicate assumptions, risks, and estimate detailsÂ

Qualifications
•   Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience)Â
•   20+ years of experience in preconstruction, estimating, or project management within at risk construction organization
•   Experience in the assigned market sector strongly preferredÂ
Technical Skills
•   Strong estimating and cost modeling capabilitiesÂ
•   Proficiency with estimating software (e.g., Sage Estimating, WinEst, OST, Bluebeam, etc.)Â
•   Solid understanding of construction methods, materials, and systemsÂ
•   Ability to read and interpret drawings and specifications at all design stagesÂ

Physical Requirements
•   The work is semi-sedentary work and requires the ability to lift up to 20 pounds.
