Position SummaryÂ
 The Asset Manager is responsible for managing the activities within the land asset management spectrum including property acquisition due diligence; pre-development entitlement; project financing and financial success; awareness of development design and construction processes; maintaining, and developing builder and developer relationships, and negotiating sale and disposition of lots/land. This position is part of a multidisciplinary team of Walton colleagues and consultants to achieve Global and Regional goals and works closely with the Executive and/or Senior VP and other Asset Managers along with Walton operations, legal, analysis and finance teams. MUST reside in the Atlanta, GA region and be willing to travel within the MSA.
Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
- Oversees all asset management activities across the entire spectrum from acquisition to disposition.
- Recognize potential risks and assist in the preparation and implementation of appropriate strategic action plans.
- Advance concept planning activities with the guidance of the Executive and/or Senior VP.
- Develop and foster relationships with key stakeholders: local officials; homebuilders; multifamily, commercial, and industrial developers; consultants; and capital providers.
- Annually, assist with the preparation of project goals and objectives; provide quarterly and annual status reports; and recommend and take pro-active steps to meet project goals.
- Review, monitor, and report on project schedules, milestones, deadlines, invoices and budgets in Dynamics 365.
- Coordinate with Build-to-Rent teams to identify and develop Build-to-Rent sites within existing Walton assets.
- Review, update, and maintain company databases related to their assigned assets.
- May be required to manage activities of Homeowners Associations and/or become a member that serves on an HOA board.
- Attend meetings as necessary with the stakeholders to ensure project deliverables are maintained.
- May be required to assist senior leadership with company presentations to current and/or potential investors and capital partners.
- Verify and approve payment application requests for consultants, vendors, and contractors.
- Responsible for monitoring and maintaining data related to market metrics regarding growth trends, land and home prices, and other applicable information within their assigned market area.
- Perform asset site visits on a regular basis reporting on existing and changing conditions.
- Coordinate with finance/accounting, marketing and legal (internal and external), to meet overall project goals.
- Under the supervision of the Executive VP, negotiate various consultant contracts on projects to ensure project goals and objectives are achieved.

Minimum Qualifications (Knowledge, Skills, and Abilities)
- Minimum 4+ years of experience in land entitlement, home building, development, construction, capital markets, economics, real estate, or asset management projects.
- Bachelor's degree in Real Estate, Finance, Business Administration or other related field.Â
- Understanding of capital markets and the real-world implications of varying investment structures is preferred.
- Excellent communication skills, both verbal and written
- Highly motivated with demonstrated ability to manage conflicting priorities and requests
- Excellent interpersonal skills with ability to maintain relationships at all levels in the organization.
- Ability to take initiative, function, and make decisions independently, balanced with strong teaming skills.
- Proven ability to assess road blocks and propose strategic resolutions to issues.Â
- Exceptional attention to detail and ability to work under pressure to meet tight deadlines.
- Candidate must be proficient in the Microsoft suite of applications including D365 and Microsoft Teams.Â
