RW Anderson Homes is seeking skilled Construction Project Manager to join our growing team! This position is responsible for ensuring thorough and competent management of project schedule, budget, resource allocation, and documentation during the life cycle of the build.

Job Duties: The Construction Project Manager works closely with the Superintendents, Customers, Pre-Construction Team, our in-house designer, as well as outside designers and sub-contractors. High levels of organization and customer service are a must.

  • Manage 3-5 projects at a time with the help of 1 full-time superintendent—50% field 50% office.
  • Ensure and maintain project schedule through MS Project.
  • Ensure and maintain budget through MS Excel
  • Oversee and manage all aspects of the building life cycle (Pre-con, Active, and Closeout).
  • Problem solve, strategize and provide support for Superintendent.
  • Manage relational challenges between stakeholders (customer, designers, subcontractors)
  • Prepare VE/cost analysis recommendations for budget challenges
  • Find and qualify new subs as needed
  • Oversee design changes with architects, designers, and customer
  • Send RFI’s to customers, designers, and architects.
  • Create scope of work docs, take-offs, and pricing for change orders.
  • Engage in the pre-con on-boarding process for new projects.
  • Maintain timely & effective communication between team, client, and design.
  • Create and send written change orders to the customer.
  • Oversee contractual changes with sub-contractors.
  • Maintain project documentation (legal, client issues, warranty, safety, permits)
  • Review shop drawings (windows, cabinets, building elements) as needed.
  • Own and update the Gantt chart.
  • Own and update budget (projections etc.)
  • Own and update “Master Construction Checklist.”

Qualifications:

  • 15+ years of knowledge and experience in the building industry (fully custom residential preferred)
  • Project management degree or construction management degree preferred.
  • High level of proficiency in creating and maintaining a schedule with MS Project.
  • High level of proficiency with budgeting and thorough knowledge of Excel.
  • Excellent communication skills—written and oral.
  • High level of emotional EQ—ability to read the crowd.
  • Exceptional people skills—warmth and a disarming nature.
  • Highly organized, detailed, and systems-minded.
  • High level of drive and productivity.
  • Comfortable with holding people accountable and facing conflict head-on when needed.
  • Prior experience and ability to lead, manage and build teams.
