Position Summary

We're seeking a detail-oriented and service-focused Occupancy Specialist to support our communities in maintaining compliance with affordable housing program requirements. In this role, you'll prepare and review certification files, assist with lease-up activities, and ensure adherence to local and state regulations. You'll also provide exceptional customer service to prospective and current residents, ensuring an efficient and professional leasing and compliance process.

Key Responsibilities

  • Travel to assigned communities to assist with compliance for move-in, interim certification, annual certification, and lease-up activities.
  • Show prospective residents available apartments, explain terms, and highlight community amenities.
  • Provide information to prospective residents about local schools, shopping, recreation, and transportation.
  • Prepare and distribute monthly annual recertification notices.
  • Complete move-in, interim, annual, and initial certifications.
  • Prepare monthly compliance reports.
  • Attend and participate in meetings and training sessions as assigned.
  • Support site teams in maintaining accurate records and meeting all compliance deadlines.

Qualifications

  • Six months to one year of related experience and/or training; or equivalent combination of education and experience.
  • Strong attention to detail with the ability to manage multiple priorities.
  • Proficiency in Microsoft Office Suite/Office 365; Yardi or RealPage experience highly preferred.
  • Ability to add, subtract, multiply, divide, and compute rates, ratios, and percentages.
  • Effective verbal and written communication skills.
  • Ability to follow instructions, work independently, and problem-solve in a variety of situations.
  • Willingness to travel between communities as needed.
  • Ability to occasionally lift and/or move up to 10 pounds and work in varied environments.
  • LIHTC experienced preferred. 

Compensation & Benefits

  • Competitive salary based on experience plus potential bonuses
  • 152 hours (19 days) PTO annually, plus carry-over up to 120 hours and longevity PTO at 5 and 9 years
