The Facilities Maintenance Lead is responsible for overseeing and coordinating facility maintenance activities, ensuring the efficient operation of building systems, and supervising contracted maintenance personnel and holding them to their contracts.

As a FACILITIES MAINTENANCE LEAD, You Will:

Maintenance & Repair

  • Manage operation, maintenance and repair of the following systems:

  • HVAC, electrical, and plumbing

  • Life safety (fire protection, fire alarm, etc)

  • Building management and/or automation (BMS/BAS)

  • Roofing, concrete paving, and asphalt paving

  • General building maintenance and painting

  • Security (cameras, gates, access control, etc)

  • Assist Facilities Coordinator with service contracts including janitorial, elevators, landscaping, snow removal, and network.

  • Conduct routine inspections of above-mentioned systems and equipment to identify issues and ensure compliance with safety regulations. 

  • Schedule and coordinate preventive maintenance to reduce downtime and extend equipment life. 

  • Troubleshoots and diagnose system and equipment failures, coordinate repairs as necessary.

Leadership & Supervision

  • Lead facility walkthroughs with local authorities having jurisdiction (AHJ) as well as Copeland’s insurance carrier.

  • Lead follow-up efforts required after the above-mentioned walk-throughs through completion.

  • Lead and supervise a team of contracted maintenance technicians, assigning tasks and monitoring performance.

  • Assist in the implementation of a Computerized Maintenance Management System (CMMS)

Facility Management

  • Strong understanding of the existing service and maintenance contracts to hold contractors to their scopes of work.

  • Lead the writing of new and/or revised scopes of work for services and maintenance contracts.

  • Assist in the quoting and award of maintenance and service contracts.

  • Monitor and maintain inventory of maintenance supplies, tools, and equipment.

  • Assist in budgeting for facility maintenance and facility asset replacement.

Safety & Compliance

  • Ensure all maintenance activities comply with OSHA, local building codes, and company safety policies.

  • Conduct safety inspections and implement corrective actions when needed.

  • Maintain accurate records of maintenance schedules, repairs, and compliance reports.

Work Environment

  • Core Schedule of Monday – Friday

  • Minimum 40 hours per week with core hours of 9:00AM – 3:00PM

  • Work may involve indoor and outdoor conditions, including exposure to heat, cold, noise, and hazardous materials.

  • May require working evenings, weekends, or being on-call for emergencies.

Required Education, Experience, and Skills:

  • 5+ years of experience in facility maintenance

  • Strong knowledge of HVAC, electrical, plumbing, building management and/or automation systems and general building maintenance.

  • Ability to read blueprints, schematics, and technical manuals.

  • Proficiency in Microsoft Word and Excel.

  • Strong organizational, problem-solving, and leadership skills.

Preferred Education, Experience, and Skills:

  • Associate or Technical degree

  • 10+ years of experience in facility maintenance

  • Experience with Computerized Maintenance Management Systems (CMMS)

  • HVAC Certification

  • Electrical License or Certification

  • OSHA 30-Hour Safety Certification

  • Facilities Management Certification (FMP, CFM)

Onsite Work Arrangement: 

This role is based fully onsite, and not eligible for hybrid or remote work opportunities.
