Overview: The Pre-Construction Manager II will lead the pre-construction phase of construction projects, working closely with clients, engineers, architects, and other stakeholders to develop comprehensive project plans and proposals. This position requires strong leadership skills, technical expertise, and the ability to manage complex projects effectively from inception to the start of construction. Key Responsibilities: 1.    Project Planning and Coordination: -    Lead the pre-construction planning process, collaborating with sales, engineering, and project management teams to define project scope, objectives, and requirements. -    Conduct detailed reviews of project specifications, drawings, and other documentation to identify potential risks, challenges, and opportunities. -    Develop and maintain project schedules, budgets, and timelines, ensuring alignment with client expectations and company goals. 2.    Estimating and Cost Analysis: -    Oversee the estimating process, including quantity take-offs, material pricing, labor costs, and subcontractor quotes, to prepare accurate cost estimates for steel fabrication and erection services. -    Analyze project costs, budgets, and financial projections to identify cost-saving opportunities, value engineering options, and risk mitigation strategies. -    Present and defend cost estimates and proposals to clients, providing clear explanations and justifications for pricing decisions. 3.    Bid Preparation and Submittal: -    Lead the bid preparation process, coordinating with internal and external stakeholders to develop comprehensive bid packages that meet client requirements and specifications. -    Ensure timely and accurate submission of bids, proposals, and qualifications packages in accordance with project deadlines and procurement guidelines. -    Review and analyze bid results, including cost comparisons, bid tabulations, and competitor analysis, to inform pricing strategies and improve bidding outcomes. 4.    Client Relationship Management: -    Cultivate and maintain positive relationships with clients, architects, engineers, and other stakeholders throughout the pre-construction phase. -    Act as a primary point of contact for client inquiries, providing responsive and proactive communication and addressing concerns or issues in a timely manner. -    Identify opportunities for value-added services, upselling, and cross-selling to enhance client satisfaction and generate additional revenue. 5.    Technical Expertise and Documentation: -    Provide technical support and expertise to clients and internal teams on steel fabrication and erection methods, materials, and industry best practices. -    Review and interpret construction drawings, specifications, and blueprints to ensure accuracy and compliance with project requirements. -    Prepare and review technical documentation, including project specifications, proposals, and construction documents, to ensure alignment with project objectives and standards.   QualificationsQualifications: -    Bachelor's degree in construction management, engineering, architecture, or related field preferred, or equivalent work experience. -    Minimum of 5-7 years of experience in pre-construction, estimating, or project management, preferably in the construction or steel industry. -    Strong understanding of construction processes, materials, and methods, with expertise in structural steel fabrication and erection practices. -    Proficiency in reading and interpreting construction drawings, specifications, and blueprints. -    Excellent analytical and problem-solving skills, with the ability to analyze complex data and make informed decisions. -    Strong leadership and communication skills, with the ability to effectively lead cross-functional teams and collaborate with internal and external stakeholders. -    Proficiency in construction estimating software and Microsoft Office Suite (Excel, Word, Outlook, PowerPoint).
