Overview

The Facilities Manager is accountable for performing and/or scheduling general maintenance, repairs, and housekeeping to the building, grounds, and parking lot.

Responsibilities

Maintains a preventive maintenance program including performing and/or scheduling maintenance to equipment, building and grounds.

Reviews repair work done by non-ARH workers to assure that acceptable workmanship is performed.

Investigates cause of mechanical, electrical and structural problems of the Corporate Center and related equipment and takes corrective action.

Maintains the building to provide a safe and comfortable work environment.

Performs minor maintenance tasks and reports major repairs to Manager of Construction.

Assures that the housekeeping duties are performed in an acceptable manner.

Operates boiler, chiller and temperature controls.

Performs painting as needed.

Assists in moving heavy objects as necessary.

Maintains an adequate inventory of supplies required to operate building, keep the grounds, parking lots and sidewalks passable and clean at all times.

Patrols parking lot to assure that autos are parked in valid parking spaces and removes trash and debris.

During winter months ensures that the parking lots, sidewalks, steps and handicapped ramps are cleaned of all snow and ice.

Performs other duties as assigned.

Qualifications

High school diploma with five years of related experience.

 

Must possess the physical ability needed to exert 50 to 100 pounds of force occasionally; and/or 25 to 50 pounds of force frequently; and/or 10 to 20 pounds of force constantly to move objects.  Physical Demand requirements are in excess of those for medium work.
