Job Description
The Property Manager ensures the financial and operational success of a community by providing the optimal balance of customer service and expense savings. Additionally, the Property Manager must utilize current market knowledge and communicate to senior management the financial direction of the property. Lastly, as part of a growing organization, the Property Manager should provide recommendations on how to continually improve the business.
Essential functions include, but are not limited to, the following:
Leasing and Marketing
路 Create and implement marketing plan that integrates the apartment community with the neighborhood
路 Accurately track traffic, evaluate and make recommendations to move forward
路 Adjust prices across the community to capture unique features of individual apartments
路 Maintain an up-to-date survey of primary competitors
路 Able to sell prospective residents
路 Effectively showcase the features and benefits of the apartment home and community
路 Accurately prepare all lease-related documents
路 Successfully resolve resident concerns and issues
路 Consistent and timely follow-up on all calls, emails, and site visits
路 Provide optimum customer service to current residents as well as prospective residents
路 Assist in resident retention
路 Process applications and preparation of all necessary paperwork for incoming, outgoing & renewals
Operating and Financials
路 Create annual operating budget
路 Explain variances between actual financial results with budget
路 Maintain a well-organized office with accurate record keeping
路 Coordinate maintenance requests with in-house maintenance team
The Ideal Candidate will have
路 At least 3 years of multi-family apartment property management in a leadership role
路 Proven leadership in managing capital improvements, unit renovations, staff development
路 Experience managing a staff of at least 5
