Area Manager, Affordable Housing
Arboreal Management
Location:Pacific Northwest
Type:Full-time
About Arboreal
Arboreal Management is a fast-growing property management company focused on multifamily and affordable housing across the Pacific Northwest. We manage more than 9,000 homes and have doubled in size each year for the past four years.
We believe great property management comes down to strong people, clear accountability, and relentless attention to the basics. We care deeply about the experience of our residents, the performance of our properties, and building teams that take ownership of both.
About the Role
We are looking for an experiencedArea Managerto lead a portfolio of approximately350 homes across five affordable housing communities, including one exciting lease up!
This is a hands-on operating role. You will lead and develop the Property Managers responsible for your communities while owning the overall performance of the portfolio. That means knowing your properties, knowing your numbers, developing your people, and stepping in when something is not working.
You will be accountable for occupancy, collections, expenses, compliance, property condition, and the performance of your team. You'll work closely with our Regional Manager, maintenance leadership, and centralized operations teams to solve problems and continuously improve how our properties operate.
We are looking for someone who is comfortable moving between a budget variance, a staff coaching conversation, a property inspection, and a difficult resident issue, sometimes all in the same day.
What You'll Do
Lead day-to-day operations across approximately five properties and 350 homes
Manage, coach, and develop Property Managers and Portfolio Managers, including hiring, performance management, and career development
Own portfolio financial performance, including budgeting, variance analysis, collections, and expense control
Drive occupancy and leasing performance and intervene quickly when properties fall behind
Ensure properties remain compliant with LIHTC, HUD, Section 8, and other applicable affordable housing requirements
Regularly visit properties and conduct operational, physical, and life-safety inspections
Work closely with maintenance leadership to improve property condition, unit turns, preventative maintenance, and capital project execution
Identify underperforming properties or teams and develop clear plans to get them back on track
Serve as an escalation point for complex resident, employee, and operational issues
Use portfolio data and operating metrics to identify problems before they become bigger problems
Report clearly and candidly on portfolio performance to the Regional Manager and senior leadership
What We're Looking For
Affordable housing experience is useful but not required for this position.
You should have:
5+ years of multifamily property management experience
2+ years managing multiple properties or supervising Property Managers
Desirable: Direct experience operating affordable housing, including LIHTC, HUD, Section 8, or similar programs
Strong property-level financial skills, including budgeting, variance analysis, and P&L management
A track record of building, coaching, and holding property management teams accountable
Strong judgment and the ability to solve operational problems without waiting for someone else to tell you what to do
Comfort using technology and operating from data
A valid driver's license and the ability to travel regularly throughout your portfolio
Experience with AppFolio and housing certifications such as CPM, ARM, COS, or similar credentials are helpful but not required.
Who Will Thrive Here
Arboreal is growing quickly, and we are constantly improving how we operate. This is a good environment for someone who likes responsibility, moves quickly, and would rather solve a problem than explain why it belongs to someone else.
The best Area Managers are visible at their properties, trusted by their teams, comfortable with numbers, and relentlessly focused on execution. They set high standards while giving their people the support and coaching they need to meet them.
If you want a highly structured environment where every process has already been perfected, this probably isn't the right role. If you like building strong teams, fixing problems, and making a measurable difference across a portfolio, we'd like to meet you.
