HIRING FOR PROPERTY MANAGER-BILINGUAL REQUIRED


           BASIC FUNCTION

  •  Responsible for maintaining the integrity of the physical asset and maximizing the returns from the asset in accordance with the owner’s objectives
  •  Responsible for training and development of all personnel on site
  •  Assists Regional Director to meet financial, occupancy and collection goal


            RELATIONSHIPS

  •  Reports to Regional Director – In some cases, Property Manager may be asked to report directly to President of Capital Assets
  •  Supervises all On-Site personnel and any other personnel assigned to special projects such as contractors and vendors
  •  Maintains professional relationships with other departments within Capital Assets including Accounting and Human Resources
  •  Maintains professional relationships with residents, suppliers, vendors and all other professionals that service the company or property


            RESPONSIBILITIES

  •  MAINTAINING THE PHYSICAL ASSET
  •  Supervises the Maintenance Staff
  •  Delegates and supervises the scheduling of routine maintenance, preventive maintenance, work orders and make readies’
  •  Completes regular inspections and follow up on maintenance work
  •  Obtains bids, supervises and reviews all contractual services
  •  Confirms that all vacant units are rent ready
  •  Regularly inspects grounds, interior hallways/breezeways – and all common areas including amenity areas
  •  Approves expenditures that are within the budgeted guidelines – Coordinates with Regional Director before any capital expenditure items are purchased
  •  Requests permission for expenses that will bring the property over budget
  •  Make recommendations for physical repairs and/or replacements
  •  Responsible for the scheduling of all repairs for vacant and occupied apartment homes


            MARKETING & LEASING

  •  Supervises on-site leasing staff
  •  Prepares recommendations for all advertising and marketing programs
  •  Completes regular market comparisons
  •  Completes and reviews all weekly and monthly reports for accuracy
  •  Reviews all Rental Applications and lease forms for accuracy and compliance with fair housing
  •  Hires and trains Leasing Professionals to achieve occupancy goals for the property


            COLLECTION MANAGEMENT

  •  Maintains effective resident relations
  •  Supervises rent collection policies and implementation of collection programs


            FINANCIAL REPORTING AND CONTROL

  •  Assists Regional Director in the preparation of the annual budget
  •  Logs all monthly expenses, responsible for explaining any budget variances
  •  Approves Invoices for payment
  •  Reports and controls payroll information to Human Resources consistent with company policy
  •  Maintains Inventory control of all equipment and supplies
  •  Makes recommendations for more efficient use of allocated funds


           ADMINISTRATION

  •  Maintains property files and records
  •  Responsible for hiring and training of onsite employees and responsible for processing all new hire paperwork in accordance with Capital Assets Company Policy
  •  Motivates entire team to maximize their individual performance through positive interaction and encouragement
  •  Completes all duties in a professional and timely manner
  •  Handles all emergencies during and after normal business hours
  •  Communicates all property issues with Regional Director
  •  Will attend all required continued education seminars given by Capital Assets or other industry organizations
  •  Conduct weekly and monthly staff meetings with the entire staff to discuss goals, production and any other issues that will arise
  •  Maintains key control according to Capital Assets Company Policy
  •  Utilizes the Time Keeping System that is in place for Capital Assets
  •  Demonstrates leadership by following and teaching Capital Assets Company Policies



           QUALIFICATIONS

  • Bilingual Required
  • Have a High School Education
  •  Have a minimum of 1 year Property Management Experience
  • Have budget knowledge
  •  Experience effectively supervising at least 3 or more people
  • Good communication skills
  • Possess the ability to multi-task
  • Good grammar skills, a pleasant voice and I am detail oriented
  • Have the ability to interact with a wide range of people
  • Perform in a courteous manner when working under pressure
