In the role of Preconstruction Manager, you’ll be a key contributor to that mission, helping shape projects, teams, and experiences that truly make a difference.

The Preconstruction Manager reports to the Director of Preconstruction and is primarily responsible for bidding projects (through Procore), ensuring all scopes of work are covered and there are adequate qualified bidder pools, and preparing Supplements and support documentation post bid. This role also assists with estimating, permitting and administrative tasks, and performs other duties as assigned.

KEY RESPONSIBILITIES

  • Develop and issue bid packages and addendums through Procore, managing the process, including RFIs, and serving as primary contact throughout bidding process.
  • Review bid submissions in detail, create bid comparison tabs, performing detailed bid leveling and present bid results to team.
  • Ability to read and review construction documents for constructability; ability to read and understand spec books, providing feedback and comments to design team.
  • Prepare Supplement documents for signature, filing of documentation and other administrative tasks associated with bidding and award process.
  • Develop project budgets, quantity takeoffs, and cost analyses based on scope of work and drawings for estimating team.
  • Research, qualify and source general contractors/contractors to develop bidder lists for projects; assist with maintaining directory of sources contractors.
  • Maintain and update project tracker, Procore bidding tool and other databases.
  • Assist with tasks as requested, including permits and builder’s risk insurance.

EXPECTATIONS

  • Knowledge of construction methods and design/delivery process
  • Able to successfully manage multiple projects and tasks simultaneously
  • Excellent written and verbal communication skills
  • Ability to read and understand plans and specifications
  • Knowledge of commercial construction estimating and bidding process
  • Proficient computer skills including Excel, Word, Microsoft Project; experience with Procore, Bluebeam, Smartsheet and estimating software preferred

EDUCATION AND/OR EXPERIENCE PREREQUISITES

  • 5+ years experience in construction or project management
  • Experience estimating in commercial construction
  • General Contractor experience preferred
  • Bachelor’s degree in Construction Management, related field or equivalent experience
