Position Summary

Performs tasks related to Rippowam Corporation’s (Owner) real estate development, construction and leasing activities by assisting in coordinating external design, engineering and environmental consultants and contractors; evaluating construction and renovation plans and specifications; and overseeing ongoing construction activity by serving as a liaison between Rippowam and external stakeholders like architects and contractors. Supports staff in securing development funding from multiple private and public sources and assists asset managers in capital project planning and management. In addition, the role supports the team in setting project priorities; maintaining positive and effective working relationships with external business entities and property residents; and coordinating and/or assisting with related tasks as directed.

Essential Duties and Responsibilities:

The Assistant Project Manager assists in overseeing design and construction contracts for multiple construction, renovation and capital improvement projects. The role includes oversight of project administration activities such as tracking milestones and deliverables, review of fee proposals, billings, change orders, and ensuring compliance with project agreements between the Owner, contractors, architects, and engineering consultants.

Pre-Contract & Procurement

  • Assist with preparing requests for proposals (RFPs), scopes of work, and fee estimates.
  • Review and advise on consultant and construction contractor bids, qualifications, and contract proposals.
  • Assist in negotiating contract terms, billing rates, and project schedules with external entities.

Post-Award Administration

  • Monitor contractor and consultant performance, project milestones, and deliverable deadlines.
  • Process and review invoices, pay applications, and expense reports.
  • Assist in managing contract modifications, amendments, and change orders.
  • Maintain complete, organized audit files for all contract documents, correspondence, and approvals.

Compliance & Communication

  • Act as a liaison between the Owner, project managers, and design consultants.
  • Ensure adherence to contract documents, local building regulations, and statutory obligations.
  • Identify and flag potential commercial or schedule risks to senior leadership

 Additional Responsibilities

  • May be required to perform other related duties as required and/or assigned.

Knowledge, Skills and Abilities:

  • Positive and professional interpersonal skills with proven ability to successfully work with contractors, consultants, vendors, colleagues and residents.
  • Strong critical thinking, attention to detail, multitasking and decision-making abilities.
  • Exceptional analytical, contract negotiation and management, conflict resolution, and leadership abilities.
  • Highly organized and results-oriented with the ability to meet multiple deadlines.
  • Proven financial acumen, budget planning, and project coordination knowledge and abilities.
  • Basic understanding of project management software (e.g., Procore, Bluebeam, Microsoft Project) and design software (e.g., ArchiCAD, AutoCAD, Autodesk Revit, etc.)
  • Ability to be a self-starter who thrives in a fast-paced, team-oriented environment.

Minimum Education and Experience:

  • Education: A bachelor’s degree in construction management, architecture, engineering, business administration or related field is required.
  • Experience: 2-5 years of experience in A/E design and/or contract administration, construction project management or real estate development in positions of increasing responsibility.
  • Certifications such as PMP (Project Management Professional) or other design and construction certifications are preferred but not required

Other Qualifications:

  • An assessment may be administered to evaluate competency.
  • A valid driver’s license and reliable transportation to visit COC properties is mandatory.
  • Successfully completing a pre-employment drug test, physical exam, background check, and educational/reference verification is mandatory.
