Job Purpose

The Maintenance Supervisor performs routine and preventative maintenance tasks to maintain the physical integrity and continued efficiency of the community and its amenities. The Maintenance Supervisor conducts building maintenance repairs and is responsible for cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems. The Maintenance Supervisor promotes the communities’ commitment to customer service by providing prompt and friendly service to staff and residents and are a part of a new resident’s orientation.  The Maintenance Supervisor assists with vendors and works with contractors to ensure accurate, timely completion of projects.  In addition to project management, this position also manages the day-to-day performance of the Maintenance team. 

This role will oversee maintenance for our Spring Lake community - a family-friendly community nestled along the shoreline of Lake Michigan in Stevensville, MI.


Duties and Responsibilities 

  • Handles project bids and works closely with contractors throughout projects.
  • Assists in supervision of contracts keeping the Community General Manager/Community Manager current on all activities and project status.
  • Manages other Maintenance staff on day-to-day assignments and special projects.
  • Ensures community is presentable, inviting, and always adheres to the company’s curb appeal standards.
  • Ensures common area lawns are manicured appropriately. Regularly treats for weeds, rakes leaves, plants flowers/shrubs, trims shrubs and hedges, and performs other lawn care services as necessary.
  • Ensures trash/debris is picked up daily from common areas and streets.
  • Empties trash containers in common areas as needed.
  • Completes minor repairs to rental homes and facilities as needed.
  • Cleans building facilities such as clubhouse, community offices, restrooms, and maintenance barn.
  • Maintains vacant sites, including strap-downs and removal of trash and debris.
  • Completes checklists of physical condition of community or individual sites prior to and after resident occupancy.
  • Assists with oversight of service contractors.
  • Inspects playground area and equipment, pool/spa area, and other recreational amenities to ensure proper operation, where applicable.
  • Removes snow from community streets, parking lots, building entrances and other areas, where applicable. 
  • Performs water testing and other maintenance duties related to a well-water system, sewer system, or on-site water meters, if applicable. May include reading, repairing, and installing water meters.
  • Maintains community pool(s), tests chemical levels, and adjusts appropriately, where applicable.
  • Follows safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies.
  • Performs other duties and special projects as assigned.


Qualifications .

  • A minimum 1-year Supervisor experience.  
  • A High school diploma or GED
  • 2+ years with grounds and maintenance experience. 
  • A valid driver’s license, clean driving record, and automobile insurance.
  • Demonstrated knowledge of and broad experience in general maintenance techniques and repair work.
  • Ability to endure seasonal temperatures as working conditions require constant outdoor work.
  • General knowledge of plumbing, electrical, and grounds maintenance.
  • Proficient skills in operating various hand tools, power equipment and commercial machinery.
  • Ability to provide legible written reports.
  • Ability to work well independently as well as on a team.
  • Basic computer proficiency, particularly with email and internet.
  • Availability to respond to community needs during non-business hours (may be required to be on-call).
