Maintenance + Technical Duties

Completes maintenance work orders – as assigned
Performs necessary maintenance relating to both the exterior and interiors of all buildings of the property assigned
Maintains inventory of equipment, tools, supplies, and work materials
Maintains a working knowledge of all utility sources and supply lines
General maintenance experience includes painting, drywall, plumbing, electrical, mowing, plowing, etc.
Performs all phases of snow removal from all needed areas and maintains all appropriate equipment
Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation
Cleans all common areas and responsible for trash removal

Planning + Oversight + Communication

Assesses and prioritizes all work to be performed on assigned site
Completes daily work schedules for routine maintenance duties
Notifies Maintenance Supervisor and Property Manager of all problems and potential issues of concern
Ensures quality of work duties performed
Handles emergency situations that may arise; and communicates all details of the incident to the Property Manager
Special projects and other responsibilities may be determined

Interpersonal + Safety Responsibilities

Will be available for on-call as necessary
Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees
Actively participates and follows the safety and health programs

Driving Requirements

A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role

Physical Expectations + Work Environment

Must be able to stand/walk for 8 to 10 hours.
Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.
Ability to work indoors and outdoors during various weather conditions.
Frequently may be exposed to outdoor spaces, service areas, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.
Potential exposure to substances such as paints, cleaning agents, chemicals, etc. which may be considered irritants.
Reasonable accommodations may be made to enable individuals to perform essential functions.

Job Overview + Requirements

Job Type: Maintenance Technician; $22 - $24 per hour plus Bonus Program
Work Hours: Full Time; Tuesday - Saturday, 8:00am – 4:30pm. Evening and weekend hours required as needed for emergency maintenance needs.
Physical Requirements: standing, kneeling, lifting, carrying, painting.
Required Education: High School Diploma; applicable Work History.
Required Experience:1-3 years of experience in residential property maintenance is preferred. Working knowledge of electrical, plumbing, HVAC, carpentry and heating systems.
Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication, sales, and negotiation skills; Ability to solve problems involving residents and challenging situations
