What you will do

Responsible for the execution of an Operations & Maintenance (O&M) account site(s) of data centers and new construction. The Construction Project Manager will be responsible for the operation of a fast paced Steam Plant and associated equipment. Supervises the work of subordinate personnel, providing for the safe and efficient operation, maintenance, and repair of heating plant boilers and systems and related equipment of the UND Steam Plant or other contracted activities. Connect with client and O&M team on all issues concerning execution of the contract.

How you will do it

  • Responsible for hiring, training, performance management and scheduling the staff needed to fulfill O&M contractual obligations. Handles the work of subordinate personnel.

  • Coordinate corrective/disciplinary action as needed.

  • Develop and prepare work schedules to cover a 24-hour operation. Lead the requisition and inventory of all fuels, water treatment chemicals, supplies, equipment, and materials.

  • Develop and implement training programs. Review and maintain training progress reports. Update training manuals.

  • Develop and implement safety procedures. Procure required safety equipment such as respirators, hard hats, earplugs, etc. Complete safety inspections to ensure compliance with safety regulations and codes.

  • Review daily shift logs and operation sheets. Build and update policies and procedures. Maintain personnel files on staff performance and work history.

  • Train and supervise the work of all maintenance staff, to include the use of accurate safety procedures.

  • Lead all aspects of and assist with monthly preventative maintenance duties. Supervise the annual tear down, cleaning and rebuild of all boilers and associated equipment

  • Coordinate the water treatment program including the regeneration of water softeners and the addition of water treatment chemicals. Conduct annual inspections of the internals and watersides of all boilers. Coordinate all water treatment needs with outside vendors.
    Provides standard management reports as the need arises.

  • May be required to be on call 24/7 to provide telephone assistance as well as emergency response to the facility.

  • All Facilities Management positions are subject to callbacks seven day a week, 24 hours a day.

  • Responsible for adhering to cost or overhead budgets.

  • Maintains and submits all records and documents to accurate authorities. Conduct inspections to ensure the efficient operation of the boilers and associated equipment, and ensures compliance to all city, state, and federal license and certification requirements.
    Reviews all work and assures performance in accordance with established safety procedures.

  • Stays in sync with all company policies and procedures and adheres to company standards.

  • Performs other duties as the need arises.

Required

  • Two-year technical degree or equivalent field experience.

  • Five or more years of experience in general maintenance work in an Academic    Environment.

  • Validated leadership abilities.

  • Able to lead and train entry-level personnel.

  • Able to take care of customers and others at all levels.

  • Knowledge of JCI procedures and policies.

HIRING SALARY RANGE: $81,400 - $134,500. (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)  This position includes a competitive benefits package.
