DESCRIPTIONĀ
Ā
This position is a semi-skilled worker in the maintenance of heating,Ā ventingĀ and air-conditioning (HVAC) equipment.Ā An employee in this class performs scheduled preventive maintenance on installed equipment with general supervision from a lead worker, collects and records information needed for ordering supplies and materials; assists HVAC mechanics in various tasks; works independently on assigned duties, and keeps accurate records of time and materials used for each work assignment.Ā Performance is evaluated on a regular basis.Ā Under the Fair Labor Standards Act, this position is not exempt from overtime.Ā

Replaces needed belts and filters; greases and lubricates equipment.Ā
Inspects equipment for needed repairs and replacement of expendable parts; notifies supervisor when repairs are needed.Ā
MaintainsĀ accurateĀ records of work assignments, including time and materials used.Ā
Cleans andĀ maintainsĀ sawdust collectors (bags, belts, greasingĀ motorsĀ and bearings).Ā
Removes and installs new shafts, bearings, and squirrel cage units; installs grease fittings for bearings and motors, cleans out drains on condensate pans, vacuums andĀ spraysĀ coils with cleaners, adjusts motors and pulleys.Ā
Cleans cooling towers, installs new grommets, lubricates motors and bearings.Ā
Assist HVAC Technicians in removing,Ā rebuildingĀ and/or installing pumps and exhaust fans, cleaning air ducts and vents and changing motors.Ā

Working HoursĀ
The duty day for this position isĀ 8.5Ā hours including a one hour/thirty-minute duty-free lunch.Ā Ā
This position isĀ designatedĀ as an āemergency employeeā under the AFSCME negotiated agreement and may require a response during inclement weather and other emergencies. When work cannot be scheduled during the school year during normal hours, weekend/evening and shift work may beĀ requiredĀ as allowed by the AFSCME negotiated agreement. Maintenance employees are issued a school system cell phone to receive calls from their supervisor and respond to emergency events as needed.Ā

This is aĀ 12-month per year position in theĀ American Federation of State, County, and Municipal Employees (AFSCME)Ā employee unit. TheĀ current salary rangeĀ for this position is GradeĀ VIĀ on theĀ Maintenance/WarehouseĀ salary scale. Step placement will beĀ in accordance withĀ the salary procedures of the Howard County Public School System and theĀ AFSCMEĀ Master Agreement which considers relevant prior experience. Under the Fair Labor Standards Act, this position isĀ not exemptĀ from overtime.āÆāÆĀ

RetirementĀ
Membership in the Maryland State Retirement Agency (MSRA) pension plan is a mandatory condition of employment for all employees who meet the eligibility and membership criteria defined in the State Personnel and Pensions Article and the Code of Maryland Regulations (COMAR). A qualifying employee cannot reject membership, nor can an ineligible employeeĀ electĀ membership.Ā The annualĀ contribution to the pension plan will be 7% of an employeeās annual salary.Ā Ā
