Operating Engineer- JLL
What this job involves:
As an Operating Engineer at JLL, you'll be the cornerstone of facility operations, ensuring that building systems and infrastructure function smoothly, efficiently, and safely every day. This hands-on role encompasses routine maintenance, troubleshooting, and repairs across all building systems — from HVAC and electrical to plumbing and fire protection. You'll diagnose equipment malfunctions, perform preventive maintenance, and respond swiftly to emergency situations to minimize disruption and maintain a safe, comfortable environment for occupants. What your day-to-day will look like:
• Conduct regular inspections, preventive maintenance, and repairs of building systems including HVAC, electrical, plumbing, lighting, and fire protection systems to ensure efficient operation
• Identify, diagnose, and resolve building system issues and equipment malfunctions in a timely manner, including repairing or replacing faulty components, wiring, pipes, or other building elements
• Handle general repairs and maintenance tasks such as fixing broken doors or windows, painting walls, replacing light bulbs, and repairing or replacing floor tiles
• Ensure building compliance with safety regulations and standards by regularly inspecting and maintaining fire safety equipment, emergency systems, and exit signage
• Maintain and operate various equipment and tools necessary for building maintenance tasks, ensuring proper storage, cleaning, and upkeep
• Collaborate with external vendors, contractors, and suppliers to schedule repairs, maintenance services, and inspections, acting as liaison between building management and service providers
• Maintain accurate and up-to-date records of all maintenance activities, repairs performed, parts used, and maintenance schedules, generating reports on equipment condition and improvement recommendations
• Respond promptly to emergency maintenance situations such as plumbing leaks, power outages, or building security issues, taking appropriate actions to mitigate risks and ensure occupant safety
Required qualifications:
• High school diploma or equivalent required
• 3+ years of proven experience as an operating engineer, building engineer, or similar maintenance role
• Strong familiarity with building systems including HVAC, electrical, plumbing, and fire protection
• Excellent troubleshooting and problem-solving skills with ability to diagnose issues quickly and effectively
• Ability to read and interpret technical manuals, schematics, and blueprints
• Good communication and customer service skills to interact professionally with occupants and vendors
• Physical stamina and ability to handle heavy lifting and work at heights when required
• Working knowledge of safety regulations and practices
Preferred qualifications:
• Vocational or technical training in facilities management, building maintenance, or related field
• Basic knowledge of computerized maintenance management systems (CMMS)
• Proficiency with Microsoft Office applications for record keeping and reporting
• Basic knowledge of chemicals used in building maintenance and cleaning operations
• Experience coordinating with external contractors and vendors for facility services
• Additional certifications in HVAC, electrical, plumbing, or building operations
Schedule: 8:30AM-5:00PM
Location: Totowa, NJ

Estimated compensation for this position:
75,000.00 – 81,400.00 USD per yearThis range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
