This position reports directly to the Manager of the Central Plant Operations and will perform routine and emergency tasks in the operation, maintenance and repair of all heating, ventilating, refrigeration, air conditioning and other mechanical power equipment. Specific responsibilities include: operating, maintaining and repairing Central Plant Boilers, Chillers, Pumps and other HVAC equipment on logs, charts, and graphs: monitoring and operating computerized energy management control systems; regulating and adjusting HVAC equipment in campus buildings to maintain pre-determined temperatures and humidity, as well as monitoring Central Plant water treatments and water softening system.

Specific Responsibilities:
  • Operates all Central Plant and Campus wide equipment
  • Starts and stops chillers, boilers, pumps, air handlers, air compressors, exhaust fans, etc.
  • Monitors, schedules and makes adjustments as needed on Building Management Systems which include: Johnson Controls Metasys Extended Architecture, Automated Building Systems, Tridium Niagara & Trane Summit Control
  • Checks equipment operation in all buildings, perform preventative maintenance on each piece of equipment, conducts weekly building checks and creates work orders for work that is needed outside the scope of preventative maintenance
  • Answers calls from across campus for temperature adjustments during events and issues with apartment residents
  • Answers HVAC related calls and dispatches the work to other Engineers working during the day shift
  • Monitors the Computerized Maintenance Management System (CMMS), scheduling work orders and work assignments
  • Performs other duties as assigned
PREFERRED QUALIFICATIONS: Valid Unlimited First Class Stationary Engineer’s License from the City of Tulsa. Previous Central Plant operating experience in an institutional or industrial setting, such as a large hospital or university. Previous experience operation high pressure boilers, variable speed motors, large tonnage centrifugal chillers (800 tons or larger), plate heat exchangers, and water treatment systems.
MINIMUM QUALIFICATIONS: High School or GED equivalent diploma; valid Limited First Class Stationary Engineer’s License from the City of Tulsa; ability to read blueprints and control schematics.
Physical Demands    
Ability to perform physically demanding tasks such as lifting (up to 30 pounds regularly and up to 50 pounds occasionally), bending (frequently), pushing (frequently), stooping (occasionally), and lifting overhead (occasionally up to 40 pounds); exposure to disagreeable odors and environmental conditions; ability to see and read; ability to hear and speak in order to receive and convey instructions.
