Job Description:

The Senior Project Manager is accountable for the overall management of construction projects, in coordination with the Project Superintendent, Project Managers, Project Engineers, and other internal and external team members. Areas include managing preconstruction services, compiling cost estimates, scheduling, procurement, logistical coordination, subcontractor/ vendor management, coordination with customer & client, client account management, coordination with design and engineering teams, financial performance, risk management, and compliance with all operating guidelines. The Senior Project Manager is accountable to building a book of business including leading pursuit of bids and Request for Proposals (RFPs) aligned with company business plans.

A successful Senior Project Manager must be able to manage the “big picture”, be detail-oriented, innovative, creative, and able to manage large projects or multiple projects and people simultaneously. Senior Project Managers must be able to perform under pressure and manage strict budgets and schedules. They must be able to mentor, develop and teach other team members and engage in positive delegation. They must know how to manage a design team and lead in a humble, supportive way. A Senior Project Manager must be able to maintain relationships with clients, co-workers, vendors, suppliers, design members, and community stakeholders.
  • Work collaboratively with design and engineering teams along with the Project Superintendent to ensure projects are constructible.

  • Develop job progress schedules, with the Project Superintendent, and ensure that the construction of a project parallels the schedule.

  • Prepare detailed conceptual cost estimates and cost studies from schematic or feasibility-level documentation. Be able to manage a preconstruction process.

  • Actively participate in recruiting and interviewing process.

  • Work with Business Unit Leadership to identify needed project roles and individuals to assemble a high-performing team. 

  • Coach others in the art of job cost projections and cost management. 

  • Review and negotiate owner contracts.

  • Lead subcontract and purchase order negotiations.

  • Monitor timely closeout process and ensure owner satisfaction through post-construction review.

  • Anticipate project owner / client questions and successfully navigate difficult conversations regarding costs, quality, or schedules.

  • Perform project risk assessments and formulate risk-management and conceptual recovery plans for impacted schedules and/or budgets.

  • Manage claims resolution (owner and subcontractor).

  • Participate and contribute to business unit and market sector sales, revenue and marketing plans.

  • Actively participate in industry and/or community organizations. Join organization committees, boards and chair positions when feasible.

  • Prepare various reports to successfully manage projects; provide notification of incidents, events, and recognitions to client.

  • Develop and maintain an extensive network of relationships with clients, design teams, subcontractors, and industry leaders.

  • Develop, pursue, strategize, lead, and secure new projects in the marketplace.

  • Develop, foster, and manage client account relationship for at least one strategic client in the marketplace.

  • Lead development of Individual Development Plans of key employees, assess performance and provide feedback that informs employees’ compensation adjustments and performance.

  • Manage at least one team member, with responsibility for the hiring, development, performance management, and engagement of that individual.

  • Assist in other duties as assigned, relevant to the achievement of the position’s and team’s objectives.

REQUIRED QUALIFICATIONS

  • Must have a minimum of 10 years relevant construction management experience.

  • Bachelor’s degree in construction management or related degree program, or equivalent work experience.

  • Must have successfully managed large, complex, signature projects in a core market sector.

  • Must have a minimum of 7 years of experience in profit and loss responsibility on multiple projects.

  • Must have experience with a variety of contracting methods such as CM at risk (CM/GC), design-build, design-bid-build, and cost-plus construction management.

  • Must be proficient with a variety of related computer software applications including MS Office (Excel, Outlook, Project, Word), Bluebeam, and estimating and document programs. 

  • Must possess extensive network connections with clients, design teams, and subcontractors/vendors.

  • Must possess a valid driver's license and a satisfactory driving record in accordance with Fortis policy.

PHYSICALREQUIREMENTS

  • A portion of work is performed in a professional office environment with frequent presence in the work areas of active Fortis construction sites (where wearing personal protective equipment is required) and within site office facilities. A component of role is stationary, often standing or sitting for long periods of time. Utilizes standard office equipment such as computers, phones, photocopiers, etc. Communication with internal and external contacts, including speaking and hearing. May occasionally push, pull or lift up to 25 lbs.

TRAVEL REQUIREMENTS

  • Projects in the region may require periodic travel to and from the jobsite.

  • All Fortis positions require some level of driving.
