This position is responsible for showing and leasing apartments to prospective tenants and assisting with advertising and general administration of the leasing office. Essential Duties and Responsibilities: Responds to resident concerns, complaints and inquiries. This may include phone calls, emails, and walk-in communications. Completes work order request forms and refers to supervisor as needed. Interviews prospective tenants and informs tenants of the screening requirements. Accompanies prospects to apartments and discusses size and layout of rooms, on-site facilities, services available, and terms of lease. Assists with the collection of monthly rents from tenants. Posts rents to AppFolio and prepares bank deposits; takes deposits to the bank as needed. Inspects market-ready and move-in condition of apartments; notifies Manager if further work is needed. Completes lease form or agreement and collects rental deposit. Compiles online listings of available rental property. Performs administrative duties which involve operating office equipment, composing letters, posting rents, communicating on the phone, and delivering oral and written messages. Develops comprehensive understanding of competing properties and rates by performing market surveys. Prepares property reports, as necessary. Is compliant with all applicable laws and regulations, including Fair Housing rights, local zoning, and safety regulations. May travel to multiple properties within a day, occasionally. Perform work on weekends and evenings. Other duties as assigned. QualificationsQualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Education/Experience: High School Diploma or equivalent skill level. Certificates and Licenses: Valid Washington State Driver’s License and the ability to meet the Company’s vehicle insurance requirement. Language Skills: Read and interpret documents such as safety rules, SOP's and instructions; write routine reports and correspondence; speak effectively before groups of customers. Math Skills: Calculate figures and amounts such as discounts, interest, percentages; apply concepts of basic algebra and geometry. Reasoning Ability: Apply common sense understanding to carry out instructions furnished in written, oral or diagram form; to deal with problems involving several concrete variables in standardized situations. Identifies problems, gathers information, and offers solutions. Computer Skills: Knowledge of Microsoft Office products and the ability to learn how to use the property management software. Physical Demands and Work Environment: The physical demands and work environment described below represent the activities and surroundings of the positions. The incumbent is required to read and respond to documents in hard copy and electronic form. The employee must be able to climb stairs and lift arms above head to post notices. The employee must regularly sit, stand, and walk on uneven terrain.
