Property Manager – Industrial & Commercial Properties

Position Overview

We are seeking an experienced Property Manager to oversee a portfolio of industrial warehouse and commercial properties, as well as manage a single office complex association. This role requires strong operational oversight, excellent tenant relations, financial reporting skills, and hands-on experience with Yardi Breeze.

Key Responsibilities

Property Operations & Oversight

  • Conduct regular property inspections to ensure safety, cleanliness, and compliance with lease obligations.
  • Coordinate maintenance, repairs, and capital improvement projects with vendors and contractors.
  • Oversee building systems (HVAC, electrical, plumbing, security, fire/life safety) maintenance contracts.

Tenant Relations

  • Serve as primary point of contact for tenants regarding maintenance requests, lease questions, and property needs.
  • Ensure timely resolution of tenant concerns to maintain satisfaction and retention.
  • Facilitate tenant move-ins/move-outs and ensure compliance with lease terms.
  • Oversee Tenant Improvement projects.

Financial Management

  • Utilize Yardi Breeze for budgeting, reporting, approve vendor payables, and tenant ledger accuracy.
  • Prepare and manage annual operating budgets for each property.
  • Review and approve invoices, vendor contracts, and operating expenditures.
  • Monitor variances for monthly/quarterly property financial costs.

Lease Administration

  • Maintain accurate lease data, critical dates, and renewal schedules. (We do not do in-house leasing)
  • Assist with coordinating lease negotiations, amendments, and renewals.
  • Ensure tenants comply with insurance requirements and other lease obligations.

Association Management

  • Oversee operations for a single office complex association (HOA/POA).
  • Coordinate board meetings, prepare meeting packets, and maintain association records.
  • Manage common-area maintenance, budgets, and vendor relationships for the association.
  • Ensure compliance with governing documents, policies, and applicable regulations.

Vendor & Contract Management

  • Source, screen, and manage vendors for maintenance, landscaping, security, janitorial, and repairs.
  • Review and negotiate service contracts to ensure cost-effective, high-quality performance.
  • Track vendor compliance, certificates of insurance, and performance.

Compliance & Risk Management

  • Ensure all properties meet local, state, and federal regulations, including ADA and safety standards.
  • Maintain incident reports, insurance claims, and risk mitigation procedures.
  • Support the preparation of CAM reconciliations and property tax appeals (if applicable).

Qualifications

  • 4–5+ years of property management experience in industrial and/or commercial real estate.
  • Proficiency with Yardi Breeze (required).
  • Strong understanding of lease structures, property operations, and reporting.
  • Excellent communication, problem-solving, and organizational skills.
  • Ability to manage multiple properties and priorities simultaneously.
  • Experience in association management preferred.
  • Real estate license or CPM/RPA designation a plus.

Work Environment

  • Mix of office and on-site property work.
  • Requires reliable transportation for property visits.
