Position Function

Supervise, schedule, and coordinate the activities of the HVAC/R group, a classification that combines the former Environmental Control Mechanic and HVAC Mechanic (geothermal refrigeration) groups into a single HVAC/R Technician workforce. Direct the installation, operation, maintenance, and repair of heating, ventilating, air conditioning, and refrigeration equipment across academic and administrative buildings, including central chilling plant equipment, geothermal heat pump and large tonnage centrifugal chillers, cooling towers, chilled and hot water distribution, building environmental controls, and associated refrigeration equipment, in compliance with EPA, OSHA, and all applicable regulations and codes.

Steam work is limited to low pressure systems operating at or below 15 psi; high pressure steam generation and distribution remain the responsibility of the Heat Plant and District Energy Station classifications. Water treatment and water cleaning duties are excluded from this classification; pool and fountain mechanical maintenance is retained.

Duties and Responsibilities

  • Oversee, assign, schedule, and evaluate the HVAC/R group's maintenance and repair of heating, ventilating, air conditioning, and refrigeration equipment, and ensure completion of preventive maintenance documentation and work orders.

  • Supervise the installation, adjustment, and repair of refrigeration, heating, air conditioning, and ventilation systems, including ice machines, freezers, refrigerators, drinking fountains, and related appliances.

  • Oversee the troubleshooting, calibration, and repair of controls on HVAC/R equipment and the operation of building automation systems related to HVAC/R, including computer hardware and software.

  • Supervise the inspection, maintenance, and lubrication of HVAC/R pumps, motors, and dampers, and the inspection and cleaning of coils, fans, belts, and related equipment.

  • Oversee the maintenance and operation of central chilling plant equipment, geothermal heat pump chillers, fluid coolers, cooling towers, and the chilled and hot water distribution system, including large tonnage centrifugal chillers, air dirt separators, distribution pumps, and associated control systems.

  • Oversee mechanical preventive maintenance and repair of swimming pool and fountain equipment, including pumps, motors, heaters, heat exchangers, filters, and valves. Water treatment, water chemistry, chemical dosing, bacteriological testing, and water or basin cleaning are excluded from this classification.

  • Ensure that steam work is limited to low pressure systems at or below 15 pounds per square inch, with high pressure steam generation and distribution remaining the responsibility of the Heat Plant and District Energy Station classifications; and oversee the inspection, maintenance, and installation of insulation on water lines, low pressure steam lines, pumps, and HVAC/R equipment.

  • Supervise, assign work to, orient and train, and evaluate the performance of the HVAC/R technicians; make recommendations as to interviewing and selection, performance appraisal, and discipline; approve time records and work order expenditures; and lead cross-training across the combined HVAC and refrigeration scope to integrate the group.

  • Ensure that HVAC/R technicians hold and maintain EPA Section 608 Universal certification, and oversee accurate records of refrigerant purchase, use, recovery, and disposal in compliance with EPA record-keeping requirements under Section 608 of the Clean Air Act and applicable HFC regulations.

  • Supervise the reading and interpretation of drawings, diagrams, and specifications for HVAC/R equipment to ensure compliance with applicable codes, and oversee the fabrication, remodeling, and repair of air system components for HVAC/R systems.

  • Maintain current knowledge of job-related chemicals, environmental concerns, and technological advancements, including refrigerant transition requirements for low global warming potential refrigerants, and direct staff training accordingly.

  • Order needed parts and equipment and maintain inventories for HVAC/R activities, the shop, and vehicles.

  • Consult with building occupants, Facilities Planning and Management staff, skilled employees, contractors, and vendors to resolve problems and coordinate work activities among other shops.

  • Monitor and enforce all safety, shop, and university rules and regulations, including scissor lift and applicable OSHA requirements and safety data sheet awareness; report problems to the Assistant Manager; and resolve problems appropriately.

  • Assist in handling bargaining unit issues that arise within the HVAC/R group.
