FMM is seeking a motivated professional to fill our Construction Manager position. FMM is a maintenance and construction company servicing both residential and commercial clients nationwide.
 
Job Summary  The Construction Manager will assist and manage the completion of multi-family construction project in Jacksonville, NC. Upon completion of this project (1+ years) is the potential to manage a project in a different area. 

Essential Job Duties and Responsibilities: (Included but not limited to) 
  • Make decisions using the 5 values of FMM as your guide: Quality, Teamwork, Integrity, Safety, and Versatility
  • Assists in preparing the schedule for each component of any contracted project
  • Review and make necessary changes to the project’s budgets, change requests, and project schedules
  • Prepare, submit, and maintain a list of Contractors
  • Monitor day-to-day progress and quality of all work being performed through various means and will be on-site during working hours to ensure proper management and construction
  • Maintain and abide by all OSHA standards and safety regulations on job sites
  • Conducts periodic meetings with Contractors
  • Determine when a project is substantially complete, including the Contractor’s work
  • On a monthly basis, review and evaluate the percentage of completion of each Contractor’s work as indicated in the construction schedule.
  • Advise and make recommendations concerning the alternative courses of action that FMM may take in its efforts to achieve compliance by the Contractor
  • Monitor and verify percentage completion in accordance with progress payments
  • Maintain the change order control system
  • Verify receipt and acceptability of all lien releases prior to any disbursements
  • Periodically prepare and distribute change order reports
  • Periodically update the schedule indicating variances from original schedule with owner’s approval
  • Maintain and organize all project documentation
  • Prepare final project accounting and close-out reports at the conclusion of a project

Required Skills and Abilities: 
  • A bachelor degree in Construction Management or 5 years of construction management experience
  • Knowledge of both residential and commercial systems
  • Tech savvy and proficient in Microsoft programs
  • Ability to perform construction related tasks in the field if needed
  • Excellent problem solving skills
  • A take initiative mindset
  • A strong focus on customer relations
  • Valid drivers license and clear driving record
  • Ability to pass a drug screen 
 
Physical Requirements: 
  • Must be able to lift up to 15 pounds at a time
  • Ability to pass a Fit for Duty Screening
