Description
The Scheduler is responsible for developing, maintaining, and analyzing detailed construction schedules for company projects from pre-construction through closeout including construction sequence, procurement, submittals, etc. This position ensures schedules comply with labor requirements, union work rules (when applicable), jurisdictional constraints, and owner or agency reporting standards. The Scheduler is expected to perform duties in accordance with the Companyās Core Values, Business Ethics, Employee Conduct, and Confidentiality policies while maintaining professionalism with owners, consultants, labor representatives, and public agencies.
GENERAL RESPONSIBILITIES:
1. Develop, maintain, and continually update detailed CPM schedules created for companyās construction projects.
2. Prepare schedules for contracts with owners, subcontractors, etc.
3. Produce weekly 3-5 week look-ahead schedules for the project team.
4. Prepare baseline schedules, phasing plans, and milestone schedules consistent with contract requirements, jurisdictional approvals, and permit conditions.
5. Incorporate project-specific constraints into schedules, including:
a. Union and prevailing wage requirements (when applicable)
b. Jurisdictional work hour limitations
c. Holiday calendars and weather impacts by region
d. Site logistics
6. Insert and Track delays and the source of delays.
7. Coordinate schedules with project managers, superintendents, and subcontractors to reflect accurate sequencing, labor availability, and submittal schedules.
8. Integrate subcontractor schedules, long-lead procurement items, inspections, and utility coordination into the master schedule.
9. Monitor progress through regular updates using verified field data and subcontractor input.
10. Identify critical path activities, float consumption, and schedule risks; recommend mitigation and recovery plans.
11. Perform schedule impact analyses related to change orders, delays, RFIs, unforeseen conditions, and regulatory actions.
12. Support compliance with owner, lender, and public agency schedule reporting requirements.
13. Participate in pre-construction, weekly progress, coordination, and owner meetings as required.
14. Assist in the development of preliminary and conceptual schedules during pre-construction and pursuit phases (Assist).
15. Prepare schedule narratives, executive summaries, and visual reports suitable for owners, lenders, and regulatory agencies.
16. Maintain schedule documentation, version control, and audit trails in accordance with claims and dispute standards.
17. Coordinate with project controls, estimating, and accounting teams to align schedules with cost forecasts and cash flow.
18. Stay current on construction best practices, scheduling standards, and applicable regulations.
19. Comply with company policies, safety standards, and employment laws.
20. Assist the construction team with miscellaneous scheduling-related tasks as needed.
Requirements
 ⢠3ā7 years of construction scheduling experience in multifamily construction
⢠Strong knowledge of CPM scheduling methodologies
⢠Proficiency in Microsoft Project
⢠Ability to interpret construction drawings, specifications, and contracts
⢠Solid understanding of construction sequencing, logistics, and permitting workflows
⢠Solid understanding of union work rules, shift differentials, and overtime considerations (when applicable)
⢠Knowledge of public agency and AHJ processes, including inspections, phased approvals, and entitlement-related constraints
⢠Experience coordinating schedules around utility companies, fire authorities, building departments, and special inspectors
⢠Understanding of delay and impact documentation standards for potential claims and dispute resolution
⢠Strong written and verbal communication skills
⢠High attention to detail and analytical ability
⢠Ability to work collaboratively with team members in a fast-paced environment
⢠Ability to:
Ā· Develop and maintain complex CPM schedules
Ā· Perform schedule delay and impact analyses
Ā· Prepare professional reports and narratives using Word
Ā· Develop spreadsheets and logs using Excel / Microsoft Project
Ā· Maintain organized electronic project files
⢠Ability to work extended or irregular hours as required to meet project deadlines
EDUCATION REQUIREMENT: Bachelorās degree or higher in Business, Construction Management, Engineering or Architecture or equivalent job experience.

Compensation: $100,000.00 per year. Actual placement may vary based upon, but not limited to, relevant skills, experience, time in role, base salary of internal peers, prior performance, and geographic location.
