Responsibilities

Who You Are
A hands-on maintenance professional with strong HVAC, plumbing, and electrical skills, capable of stepping into a leadership role when needed. You catch the small details, work independently, and can guide others through complex repairs.

 

 

 

Core Responsibilities

  • Respond to and close out resident/staff service requests across plumbing, electrical, HVAC, appliances, and carpentry
  • Handle advanced diagnostics and repairs beyond routine service (refrigerant systems, boiler troubleshooting, circuit-level electrical work within licensing limits)
  • Conduct move-in/move-out inspections and preventive maintenance on building systems
  • Maintain common areas and amenities; ensure safety/code compliance
  • Support capital projects and technology upgrades (smart thermostats, access control, leak detection)

 Supervisory Coverage

  • Act as point of contact for maintenance operations when the Supervisor or Chief Engineer is unavailable
  • Prioritize and assign work orders during coverage periods
  • Guide techs through complex or unfamiliar repairs
  • Communicate with management/residents on escalated issues in the Supervisor's absence

Vendor & Contractor Management

  • Coordinate scheduling and on-site supervision for outside vendors
  • Review vendor work quality before sign-off; maintain service/warranty records
  • Assist with quotes and logistics for larger repair jobs

Preferred Certifications & Licenses (Washington, DC)

  • EPA Section 608 Certification (Universal preferred) – required for handling refrigerants.
  • DC 3rd Class Stationary Engineer License – highly beneficial for HVAC and boiler operations.
  • OSHA 10 or OSHA 30 Safety Certification – to ensure safe work practices.
  • CFC Certification – for refrigerant recovery and safe handling.
  • Basic Electrical or Journeyman License (DC or nearby jurisdiction) – strongly preferred for electrical troubleshooting and repair.
  • Plumbing license or trade certification – beneficial for advanced plumbing repairs.

 


Qualifications

  • 5+ years in maintenance/facilities/building operations, including mentoring or oversight experience
  • Vendor coordination experience
  • Comfort with digital work order systems
  • Able to lift 50+ lbs, climb ladders, work 8-hour shifts on your feet
  • Flexible schedule, including evenings/weekends/on-call

 

COMPENSATION

The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package.

 

Anticipated hourly range: $32.00 - $33.00/hr.

 

Actual base salary within the anticipated range will be determined by several components including but not limited to the individual's experience, skills, qualifications, and market factors.
