Position Description

The Maintenance Supervisor is a key part of each community's success and is responsible for leading the daily maintenance operations across Jubilee Housing's affordable housing portfolio. This role supervises maintenance technicians, porters, and vendors, and oversees work orders, preventive maintenance, inspections, unit turns, life-safety systems, inventory, budgets, and regulatory compliance — all while partnering with Property Management to provide safe, quality housing and excellent resident service. From HVAC to plumbing to unit turns, the Maintenance Supervisor has a hand in every apartment and every resident's satisfaction.


Specific Duties

  • Supervise, schedule, coach, and evaluate Maintenance Technicians, Porters, and contracted vendors; communicate job expectations and provide feedback and guidance on career development.
  • Assign, monitor, and close work orders using mobile technology, ensuring quality, timeliness, and resident satisfaction; perform routine and complex repairs alongside your team.
  • Repair and maintain all plumbing, electrical, HVAC, appliance, carpentry, and painting needs at the community, providing training to team members as needed.
  • Develop and administer preventive maintenance programs for HVAC, plumbing, electrical, roofing, elevators, fire alarm, sprinkler, and other building systems.
  • Create and maintain a make-ready schedule; monitor apartment vacancies daily and coordinate unit turns to ensure apartments are move-in ready within established timelines.
  • Conduct routine property inspections and identify corrective actions.
  • Ensure compliance with HUD, NSPIRE/REAC, OSHA, local building codes, and life-safety requirements.
  • Manage vendor relationships, solicit bids, review contracts, and verify completed work.
  • Monitor maintenance inventory, equipment, purchasing, and invoice approvals.
  • Assist in preparing and managing the annual maintenance operating budget.
  • Maintain accurate records using OneSite/RealPage, Microsoft Office, and related systems.
  • Respond to after-hours emergencies and participate in the on-call rotation.
  • Partner with Community Managers to resolve resident concerns and improve service delivery.
  • Support capital improvement projects and monitor contractor performance.
  • Promote a culture of safety, accountability, teamwork, and continuous improvement.


Desired Qualifications

  • High school diploma or GED required; Associate's degree or higher preferred.
  • Minimum five (5) years of hands-on multifamily or affordable housing maintenance experience.
  • Minimum three (3) years of supervisory experience.
  • Working knowledge of HVAC, plumbing, electrical, carpentry, appliances, drywall, painting, and general building systems.
  • Adaptability, multi-tasking, and sound decision-making abilities are required and essential to the success of this role.
  • Experience with OneSite/RealPage or comparable property management software.
  • Valid driver's license with an acceptable driving record, and a reliable, consistent form of daily transportation, including for after-hours emergencies.
  • Computer proficiency and frequent daily use of / proficiency with a smartphone with updated software.
  • Availability to work a flexible schedule, including weekends and rotating on-call responsibility for after-hours emergencies.
  • EPA Universal Certification (Type I & II or Universal) required, or ability to obtain within six months; CAMT, CAMT II, OSHA 10/30, or trade school/military training preferred.

Physical Requirements

Ability to walk properties, climb stairs and ladders, lift up to 50 pounds, work indoors and outdoors, and respond to emergency situations as needed.
