Overview

The Real Estate Financial Analyst supports financial and operational management of real estate assets through rent roll management, revenue forecasting, pricing analysis, tenant improvement tracking, reimbursable expense management, and financial reconciliation. The position provides accurate financial analysis and reporting to support budgeting, planning, decision-making, and overall portfolio performance.

Background

The Government Accountability Office (GAO) is an independent, nonpartisan legislative branch agency that supports Congress in meeting its constitutional responsibilities and improving the performance, transparency, and accountability of the Federal Government.

Responsibilities

  • Maintain and analyze rent rolls, occupancy costs, revenue data, and other real estate financial records.
  • Develop revenue forecasts, financial models, and variance analyses to support portfolio and asset management decisions.
  • Conduct pricing, rent, occupancy cost, and investment-related analyses to evaluate financial performance and opportunities.
  • Track tenant improvement schedules, costs, commitments, and related financial activities.
  • Monitor and reconcile reimbursable expenses, invoices, payments, and other real estate financial transactions.
  • Perform financial reconciliations and investigate discrepancies to ensure data accuracy and completeness.
  • Analyze amortization schedules, revenue projections, operating costs, and other financial components of real estate agreements.
  • Prepare financial reports, dashboards, spreadsheets, and executive-level analyses for management review.
  • Identify financial trends, variances, risks, and opportunities and provide actionable recommendations.
  • Coordinate with accounting, property management, leasing, and other stakeholders to validate financial and occupancy information.
  • Maintain accurate financial records and supporting documentation in accordance with applicable policies and procedures.
  • Support budgeting, forecasting, planning, and other financial management activities related to real estate assets.

Qualifications

  • Five years of real estate, budget, accounting, or financial analysis experience.
  • Experience with rent, occupancy costs, amortization, revenue forecasting, and variance analysis.
  • Strong spreadsheet and financial modeling skills

Location and Work Hours

This position is 100% on-site and requires daily reporting to the following location:

 

GAO Headquarters

Washington, DC

 

This role is not eligible for remote or telework arrangements. Candidates must reside within a reasonable commuting distance of the worksite and be able to reliably report on-site as required.

 

This position follows a standard 40-hour work week, Monday through Friday. Employees are expected to be available during core business hours of 8:00am- 5:00pm, with additional working hours scheduled outside of core hours as needed to fulfill the full work schedule.

 

The candidate must currently reside within commutable distance to the work location.

Compensation

This position is being recruited in support of a competitive federal contracting opportunity, and AES is continuing to develop its staffing, labor category, and compensation strategy. Because this position is expected to support a primarily remote workforce and qualified candidates may reside in different geographic markets throughout the United States, compensation expectations may vary considerably by location.

 

Final compensation will consider factors including geographic market, relevant experience, education, specialized records management expertise, applicable labor category requirements, and contractual and business considerations.
