Scope of Work: 

The Subcontractor Foreman is responsible for overseeing and coordinating subcontractor activities to ensure facilities maintenance work is completed safely, on time, and in strict accordance with the defined scope of work, contract requirements, and quality standards. This role serves as the primary point of contact between subcontractors and internal management, ensuring performance, compliance, and efficiency across all assigned projects.

Responsibilities: 

  • Supervise and coordinate subcontractor activities across multiple facilities maintenance projects.
  • Ensure all subcontracted work is completed in accordance with the approved scope of work, specifications, and contractual obligations.
  • Monitor subcontractor performance, productivity, and workmanship to ensure quality standards are met.
  • Conduct regular site inspections to verify compliance with safety regulations, building codes, and company policies.
  • Review and validate subcontractor progress, including schedules, deliverables, and completion timelines.
  • Identify and resolve issues related to delays, scope deviations, or performance deficiencies.
  • Serve as liaison between subcontractors, project managers, subcontract manager, and facility stakeholders.
  • Ensure proper documentation of work performed, including reports, inspections, and change orders.
  • Coordinate scheduling and sequencing of subcontractor tasks to minimize disruption to facility operations.
  • Verify that subcontractors maintain proper licensing, certifications, and insurance requirements.
  • Enforce safety standards and ensure adherence to OSHA and company safety protocols.
  • Assist in evaluating subcontractor bids, performance, and contract compliance when required.
  • Perform other duties as assigned.

Minimum Requirements: 

  • 5+ years of experience in facilities maintenance, construction, or related field.
  • Strong knowledge of building systems (HVAC, electrical, plumbing, general maintenance).
  • Familiarity with contract documents, scopes of work, and construction drawings.
  • Working knowledge of safety regulations and compliance standards (e.g., OSHA).
  • Strong leadership, communication, and problem-solving skills.
  • Ability to read and interpret plans, specifications, and work orders.
  • Experience overseeing multi-trade teams and work order systems (e.g., CMMS/Maximo) in a government or Base Operations Support contract environment.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook); experience with work order systems such as Maximo preferred. 
  • Effective written and verbal communication skills. 
  • Must hold and maintain a Tier 5 background check (Top Secret / SCI Clearance),as required for the position.
  • Must be able to maintain ability to access government worksite.
  • Must possess and maintain a valid state driver’s license and a safe driving record, in accordance with company policy, to operate vehicles or equipment as required for the position.

Physical Demands / Work Environment:

  • Ability to sit or stand for extended periods while working at a computer or desk.  
  • Frequent use of hands for typing, data entry, and handling paperwork.  
  • Physical requirements include (but are not limited to) the ability to lift 50 pounds, pushing, pulling, carrying, stooping, bending, squatting, and reaching for long periods of time.  
  • Work may be performed indoors or outdoors in varying weather conditions. Must be able to work in confined spaces, at heights, and around various hazards with appropriate PPE.    
  • Must be able to work on-call, alternate, and extended shift schedules when necessary to meet the mission requirements, including weekends and holidays.
