Job Title:  Maintenance Tech 

Department: Environmental Services

Status: Full Time, Evenings

Schedule: 2:30pm-11pm


Summary/Objective

To inspect, adjust, repair and maintain the heating and air conditioning, electrical, oxygen, suction systems and the major equipment through the performance of carpentry, electrical and plumbing activities.  Performs preventive maintenance, completes maintenance work orders, and maintains work areas.   This person will be flexible and work first, second, third shift, weekends, or holidays as needed.


Essential Functions

BOILER ROOM/CHILLER PLANT

  • Keeps boilers in proper and safe operating condition.  Prepares boilers for inspections.
  • Monitors the water softeners and adds salt as needed.
  • Conducts the test on the boiler feed water and logs the results.
  • Makes the rounds of the facility.  Makes a building check at the beginning of each shift, 
  •  unusual results are reported/remedied
  • Monitors the emergency generator on a weekly basis, knows the proper operating 
  •  procedures in case of a power failure, and logs results.
  • Knows all the emergency measures to take when lines break in the building, 
  •  understands the valve tag charts.
  • Performs the boiler blow down(s), as directed.

MECHANICAL

  • Daily checks the air handling equipment for signs of malfunctioning, reports and repairs.
  • Keeps all the mechanical equipment in good repair and working condition, in consideration for the comfort and well-being of all occupants, reports any problems.

ELECTRICAL


  • Makes electrical repairs throughout the Hospital and Resident Home, installs outlets, plugs, motors, etc.
  • Repairs electrical equipment such as light fixtures, switches, and wall plugs.
  • Performs preventive maintenance checks on exhaust fans, electric motors on pumps, heating and air conditioning equipment, and required electrical outlet preventive maintenance.

CARPENTRY WORK


  • Maintains structural woodwork, furniture, equipment and fixtures.
  • Operates powered woodworking machinery, such as saws, planers, and sanders.
  • Has to be able to measure, saw, square, fit, sand and nail, to repair partitions, doors, windows, floors, furniture and building framework.
  • Installs locks and door checks.

REFRIGERATION AND AIR CONDITIONING


  • Conducts the cooling tower tests and logs the results.
  • Shuts down the cooling towers as directed; starts them up and readies them for air conditioning.
  • Adjusts the heating and cooling throughout the building to maintain comfortable levels.
  • Cleans out the water towers, likewise performs any other maintenance.

PLUMBING


  • Repairs faucets, bedpan flushers, toilet flushers, valves and vacuum breakers as needed.
  • Cleans out drains and traps.
  • Replaces worn washers or other parts in leaky valves or traps.
  • Services the Dietary equipment.
  • Services the Laundry equipment.

OTHER DUTIES


  • Checks the fire extinguishers.
  • Picks up soiled linen and hauls trash.  Periodically washes certain laundry items.
  • Answer all “Code 10’s” and performs security on all shifts.
  • Shovels, plows, and salts the hospital grounds, as needed.
  • Tends to the lights and the locking of doors, if working second and third shifts.
  • Performs additional duties as requested by the Facilities Maintenance Manager.
  • Maintains liaison with staff regarding abnormalities, i.e. equipment, etc.
  • Is constantly conscious of unsafe or potentially unsafe working conditions and makes every effort to correct or report those hazards to the proper person.
  • Demonstrates commitment to customer satisfaction.
  • Contributes to organizational operations by performing other related duties as may be assigned. 
  • Works with any age of employees, customers; infant through geriatrics.
  • Daily cleans and sweeps the area surrounding the Hospital and Resident Home:  the drives, walks, and all entrances.  Wash down driveways, as needed.
  • Police grounds as needed.  Pick up paper, cigarette butts, limbs and other debris.  Daily check and weekly empty all garbage containers, as needed.  Hose down around dumpsters, as needed.
  • Maintains all lawn/plowing equipment.
  • Collect, haul recyclable to collection area.

PHYSICAL REQUIREMENTS


  • Must be able to stoop, bend, lift, climb and respond to emergency situations quickly.
  • Must have good eyesight and hearing.
  • Must be able to tolerate extreme temperatures (hot and cold).
  • Must be able to sustain physical exertion for a reasonable time.

PAINTER


  • To fill holes and cracks in plastered surfaces with patching plaster, in wood surfaces with putty or plastic wood.
  • Prepare wood, metal, plaster, and other surfaces, as needed.
  • Paint wood, metal, plaster and other surfaces, as needed.
