Project & Property, LLC is seeking a skilled and dependable Construction Foreman / Lead Carpenter to join our team in West Palm Beach and surrounding Palm Beach County areas.

This is a hands-on leadership position. We are looking for someone who can take ownership of a jobsite, coordinate subcontractors and field personnel, maintain quality and organization, and personally perform construction work when needed to keep the project moving.

This is not a supervision-only position. The right candidate is comfortable leading others while also picking up the tools and completing work themselves.

Our projects include residential renovations, remodels, property improvements, repairs, punch work, and other construction projects throughout Palm Beach County.

What You'll Do
You will be responsible for a combination of hands-on construction, jobsite leadership, quality control, and daily field coordination.

Hands-On Construction Responsibilities
You should be comfortable performing a variety of construction tasks, including:
  •  Wood and metal framing 
  •  Demolition 
  •  Drywall installation, patching, and repairs 
  •  Interior and exterior trim 
  •  Baseboards and casing 
  •  Interior door installation and adjustments 
  •  Door and cabinet hardware installation 
  •  Vanity installation 
  •  Bathroom accessories and shelving 
  •  Blocking and backing 
  •  Minor carpentry repairs 
  •  Caulking and finish work 
  •  Punch-list work 
  •  Final adjustments and repairs 
  •  General construction tasks needed to move projects toward completion 
You do not need to be a master of every trade. You do need strong general construction knowledge, solid carpentry skills, and the ability to confidently complete everyday field tasks correctly and efficiently.

Jobsite Leadership Responsibilities
You will also help manage daily field operations, including:

  •  Lead and coordinate daily jobsite activities 
  •  Direct laborers and field personnel when assigned 
  •  Coordinate subcontractors and trades 
  •  Review plans, scopes of work, specifications, and schedules 
  •  Plan upcoming work and identify material needs before they become urgent 
  •  Keep projects moving according to schedule 
  •  Monitor subcontractor workmanship and identify deficiencies 
  •  Address field issues before they become larger problems 
  •  Coordinate deliveries and verify materials 
  •  Help prepare jobsites for inspections 
  •  Maintain safe, clean, organized, and professional jobsites 
  •  Protect existing and completed work 
  •  Take progress photos and document completed work 
  •  Maintain and complete punch lists 
  •  Communicate project progress, issues, and upcoming needs to the project team 
  •  Help bring projects through final completion and turnover 
Project & Property is transitioning toward Buildertrend as our primary system for project visibility and accountability, so this position will be expected to consistently document field progress, photos, issues, and assigned tasks through our project management systems. This aligns with the company's construction workflow, where field execution, quality control, inspection readiness, material needs, and progress documentation all need clear ownership and visibility. 

What We're Looking For:
We're looking for a builder and problem solver who takes ownership.

If a subcontractor is coming tomorrow, you think ahead and make sure the site is ready.

If materials are needed next week, you identify them before they stop production.

If something isn't built correctly, you notice it and address it.

If a door needs to be installed, trim needs to be finished, drywall needs to be patched, or a punch list needs to get done, you're willing and able to handle it.

The goal is not simply to complete your individual task. The goal is to keep the entire project moving toward successful completion.

Qualifications Required:
  •  Residential construction or remodeling experience 
  •  Strong hands-on carpentry and general construction skills 
  •  Experience with framing, drywall, trim, doors, demolition, and punch work 
  •  Ability to safely operate common hand and power tools 
  •  Ability to read construction plans and scopes of work 
  •  Understanding of residential construction sequencing 
  •  Ability to coordinate subcontractors and field personnel 
  •  Strong problem-solving skills 
  •  Strong attention to detail and quality 
  •  Ability to work independently without constant supervision 
  •  Ability to prioritize multiple tasks and anticipate upcoming needs 
  •  Professional communication skills 
  •  Dependable and punctual 
  •  Valid driver's license 
  •  Reliable transportation 
  •  Smartphone capable of taking photos and using project management applications 
  •  Ability to travel to jobsites throughout West Palm Beach and Palm Beach County 
Preferred Experience
Experience in any of the following is a plus:

  •  Residential renovations and remodeling 
  •  High-end residential construction 
  •  Kitchen and bathroom renovations 
  •  Finish carpentry 
  •  Interior and exterior renovations 
  •  Punch-list and warranty work 
  •  Leading crews or running jobsites 
  •  Coordinating subcontractors 
  •  Buildertrend or similar construction management software 
Compensation & Growth
Starting pay will depend on experience, construction knowledge, hands-on skill level, leadership ability, and the ability to independently complete construction scopes and manage field activities.

There is an opportunity for increased responsibility and compensation for individuals who demonstrate strong field leadership, reliability, quality workmanship, organization, and the ability to successfully manage projects and crews.

Physical Requirements
This is an active, hands-on construction position. Candidates must be able to:

  •  Work on active construction sites 
  •  Stand and walk for extended periods 
  •  Climb ladders and stairs 
  •  Bend, kneel, and work in different construction environments 
  •  Lift and move construction materials and tools 
  •  Work indoors and outdoors in South Florida conditions 
  •  Safely operate common hand and power tools
