We are seeking an experienced Senior Commercial Estimator to join our construction team on a permanent basis. This is a hands-on role for someone who can deliver accurate, timely commercial estimates across a variety of building and civil projects. The successful candidate will collaborate with project managers, procurement, design, and subcontractors to produce competitive bids, detailed cost breakdowns, and risk assessments.

The Senior Commercial Construction Estimator is responsible for developing accurate and comprehensive cost estimates for commercial construction projects. The role requires familiarity with a wide range of worksites, cost structures, construction methods, and project timelines. Key duties include reviewing plans and specifications, collaborating with contractors and vendors, and providing detailed cost analyses for potential clients. All estimates must account for applicable governmental regulations, codes, labor requirements, and compliance standards.

Key Responsibilities
Estimate preparation: Prepare complete, detailed estimates for commercial construction projects including labour, materials, plant, subcontract packages, preliminaries, and overheads.
Take-offs: Perform quantity take-offs from drawings, specifications and BIM models using digital estimating tools and manual methods as required.
Tender management: Lead tender submissions from initial enquiry to bid submission, ensuring compliance with tender requirements, schedules and procurement strategies.
Subcontractor and supplier engagement: Obtain and evaluate subcontract and supplier quotations, maintain preferred supplier lists, and negotiate terms to achieve best value.
Risk and value engineering: Identify commercial and programme risks, propose mitigation measures and value engineering opportunities to improve competitiveness and margins.
Cost benchmarking and estimating models: Develop and maintain cost databases, templates and rate libraries to support consistent, accurate estimating practices.
Collaboration: Work closely with design, commercial, and delivery teams to clarify scope, assumptions and constructability issues during bid stage.
Post-tender support: Assist in tender evaluations, post-tender negotiations and handover of estimating information to project teams when bids are won.
Reporting: Prepare clear, concise bid summaries, cost reports and presentations for senior management and clients.
Continuous improvement: Contribute to improvements in estimating process, tools and training for the commercial team.
Qualifications
Minimum 10 year's experience in commercial estimating within the construction sector, preferably with experience across building and civils packages.
Proven track record of producing accurate, high-quality tenders for projects of varying scale and complexity.
Strong technical understanding of construction methods, materials, plant and labour productivity.
Proficient with digital take-off and estimating software (e.g., CostX, Bluebeam, Trimble, PlanSwift) and Microsoft Excel.
Experience working with BIM models and interpreting 2D/3D design information is desirable.
Excellent commercial acumen, attention to detail and numerical skills.
Strong written and verbal communication skills with the ability to present complex information clearly.
Ability to manage multiple tenders concurrently, work to tight deadlines and adapt to shifting priorities.
Relevant technical or commercial qualification (degree or HND/HNC) or equivalent industry experience.
