Associa is seeking a Maintenance Manager to oversee the maintenance operations at one of our beautiful communities, a premier high-rise community in West Palm Beach.

 

This leadership role is responsible for managing the daily maintenance operations, preventative maintenance programs, building systems, vendor relationships, and overall appearance of the property. The ideal candidate is a hands-on professional with strong technical knowledge, excellent leadership skills, and a commitment to maintaining luxury community standards. How You'll Make an Impact

As the Maintenance Manager, you will be responsible for ensuring the community's buildings, amenities, equipment, and common areas remain safe, attractive, and operating efficiently.

 

Key Responsibilities

  • Lead and oversee all maintenance operations throughout the community.
  • Develop and manage preventative maintenance programs for building systems and equipment.
  • Supervise maintenance staff and coordinate daily work assignments.
  • Inspect common areas, mechanical equipment, amenities, and building systems to ensure community standards are maintained.
  • Oversee repairs related to plumbing, electrical, lighting, carpentry, painting, doors, windows, access systems, and other building components.
  • Coordinate and manage third-party contractors and vendors to ensure quality work and compliance with community standards.
  • Assist in developing maintenance budgets and monitoring maintenance-related expenses.
  • Ensure compliance with OSHA regulations, safety standards, and local building requirements.
  • Maintain accurate service records, reports, inspections, and preventative maintenance documentation.
  • Respond to emergency maintenance situations and coordinate resolution efforts.
  • Partner with community management to develop long-term maintenance and capital improvement strategies.
  • Support resident satisfaction by ensuring service requests are handled professionally and efficiently.
Qualifications

Qualifications

  • 5+ years of building maintenance, facilities management, condominium, apartment, hospitality, or commercial property maintenance experience.
  • Minimum 2 years of supervisory or leadership experience.
  • Strong knowledge of building systems, including electrical, plumbing, HVAC, mechanical, and general structural maintenance.
  • Experience implementing and managing preventative maintenance programs.
  • Ability to read and interpret technical manuals, plans, and maintenance documentation.
  • Strong organizational, communication, and problem-solving skills.
  • Proficiency with smartphones, email, work order systems, and basic computer applications.
  • Thorough knowledge of OSHA regulations and workplace safety practices.
  • Ability to manage multiple priorities while maintaining high service standards.
  • Valid driver's license and reliable transportation.
  • Ability to lift, carry, push, and pull equipment and materials as needed and safely work from ladders.

Preferred Qualifications

  • Experience working in luxury condominiums, high-rise residential communities, hotels, or resort-style properties.
  • HVAC Certification, CAMT, CPO, or other maintenance-related certifications.
  • Experience with access control systems, life safety systems, and building automation systems.
  • Bilingual English/Spanish communication skills.
  • Knowledge of pool equipment and common-area amenity maintenance.
