Within the spirit of “Making People’s Dreams Come True”, this position is responsible for overseeing the daily operations and maintenance of a diverse portfolio of properties by ensuring all properties are safe, operationally efficient, and well-maintained, meeting the needs of both tenants and visitors.  These duties are accomplished while delivering Raving Fans customer service to both internal and external customers..

Responsibilities:

  • Oversee the physical maintenance and daily operations of multiple properties, including building systems (HVAC, electrical, plumbing), parking areas, signage, and landscaping.
  • Conduct routine inspections to identify areas needing repair or improvement, ensure compliance with safety and regulatory standards.
  • Manage and prioritize work orders, ensure a quick response to maintenance requests and tenant needs.
  • Select, negotiate, and manage contracts with external vendors for services such as janitorial, landscaping, and maintenance.
  • Monitor vendor performance, ensure adherence to preventative maintenance agreements, and address any service-related issues.
  • Plan and execute facility improvement projects, including renovations, upgrades, and tenant fit outs across various property types.
  • Develop detailed project plans, manage budgets, timelines, and coordinate all project-related activities through completion.
  • Manage annual operating budgets for each facility, provide input, forecast maintenance and utility costs, and monitor expenditures to stay within budget.
  • Ensure cost-efficiency in operations and maintain high standards of facility upkeep and tenant satisfaction.
  • Implement energy-saving initiatives and sustainability programs to reduce energy consumption and operating costs.
  • Monitor and maintain facility systems for efficiency, recommend upgrades or adjustments as needed to improve environmental performance.
  • Execute emergency preparedness plans, including evacuation procedures, disaster recovery, and system redundancy.
  • Respond to emergency situations and coordinate with property managers, vendors, tenants, and authorities to ensure swift resolution of issues.
  • Communicate regularly with all stakeholders, including but not limited to property managers, directors, and operations support regarding asset management and facility management.
  • All other duties as assigned.

Education & Experience Requirements:

  • Associate’s degree (A.A.) or equivalent from a two (2) year College or technical school in facilities management, construction, property management or a related field preferred; or five (5) years of related experience and/or training; or equivalent combination of education and experience.
  • BOMI, IREM, IFMA or other equivalent certifications preferred.
  • Strong understanding of building systems, including but not limited to HVAC, electrical, plumbing, and safety regulations.
  • Strong expertise in managing vendor contracts, service agreements, and capital projects.
  • Experience in budgeting, financial analysis, and expense management is preferred.
  • Experience with facility management or property management software is preferred.
  • The ability to manage multiple sites and projects simultaneously while staying focused on the details is required.
  • Participation in On-Call rotation schedule for after-hours & weekend response to portfolio wide facility, tenant, and resident maintenance issues.
  • This position is subjected to The Villages Vehicle Safety Program and its policies as it requires the use of personal vehicles for company business. 
  • A Valid Driver’s License with a record acceptable to company standards is required for this position.
