We are seeking an experienced, motivated, and highly adaptable Floating Operations Manager to provide leadership and operational support across our multifamily apartment communities located in Virginia (Northern Virginia, Williamsburg, Newport News, Suffolk and the Hampton Roads area). This position is responsible for temporarily overseeing community operations during manager vacancies, leave coverage, lease-ups, acquisitions, property transitions, and special projects while ensuring each community continues to meet operational, financial, and customer service goals.

This position is a full-time travel position throughout our Virginia markets.

The Floating Operations Manager quickly integrates into assigned communities, builds relationships with onsite teams, and implements best practices to maintain operational excellence. This role requires frequent travel throughout the assigned portfolio and the ability to thrive in fast-paced, ever-changing environments.

Primary Responsibilities

  • Assume full office roles and responsibilities at assigned communities during staffing transitions, vacancies, leave coverage, or special assignments.
  • Lead the daily operations of apartment communities, ensuring exceptional resident service and operational consistency.
  • Manage leasing performance by driving traffic, increasing occupancy, improving conversion ratios, and supporting resident retention initiatives.
  • Review and analyze property performance including occupancy, delinquency, budgets, expenses, revenue, and leasing metrics to identify opportunities for improvement.
  • Ensure rent collections, delinquency management, and lease administration are completed accurately and timely.
  • Supervise, coach, and support leasing, maintenance, and administrative team members while promoting a positive and collaborative work environment.
  • Conduct regular property inspections to maintain company standards for curb appeal, apartment readiness, safety, and overall community appearance.
  • Partner with Maintenance Supervisors to ensure work orders, preventive maintenance, vendor management, and capital projects are completed efficiently.
  • Execute marketing initiatives and outreach efforts to increase community visibility and leasing activity.
  • Maintain compliance with Fair Housing regulations, company policies, and all federal, state, and local laws.
  • Support new acquisitions, lease-ups, property transitions, renovation and/or value add assets, software implementations, and operational improvement initiatives.
  • Recruit, interview, onboard, and train new associates as needed.
  • Prepare reports and communicate operational updates to Regional Managers and company leadership.
  • Foster strong resident relationships by promptly resolving concerns and ensuring a best-in-class customer experience.

Qualifications

  • Minimum of 3–5 years of multifamily property management experience.
  • Experience with lease-ups, acquisitions or property transitions is preferred.
  • Strong understanding of day-to-day property operations, leasing, marketing and delinquency management. An understanding of financials to include budgeting, occupancy management and revenue optimization is preferred. 
  • Proven leadership and team development skills.
  • Excellent customer service, communication, and conflict resolution abilities.
  • Experience using property management software RealPage (OneSite) and Knock.
  • Proficiency with Microsoft Office Suite, including Excel and Outlook.
  • Valid driver's license, reliable transportation, and willingness to travel extensively throughout the assigned portfolio.
  • CAM designation or other industry certifications are preferred but not required.
