JOB DESCRIPTION SUMMARY:

Under the direction and general supervision of the Ground Manager, the Grounds Keeper is responsible for maintaining the entire outdoor Resort spaces, including operating landscaping tools, mowing, planting, irrigation, mulching, and hardscaping. Duties also include trash pickup, power washing, pool area maintenance, cleaning grills, and regular upkeep. The role requires adherence to safety protocols, accurate record-keeping, and compliance with SDC Properties' policies and procedures, with a focus on professionalism, punctuality, and a positive attitude.

 

RESPONSIBILITIES:

  • Equipment Operation: Safely operate landscaping tools, machinery, and golf carts, ensuring proper maintenance of all equipment.
  • Lawn Care: Mow, trim, and edge lawns.
  • Planting: Plant flowers, shrubs, trees, and grass; maintain flower beds and manage weeds.
  • Irrigation: Install and maintain irrigation systems.
  • Soil Maintenance: Prepare and fertilize soil for plant growth.
  • Mulching: Apply mulch to garden beds and landscapes.
  • Hardscaping: Install walkways and patios.
  • Landscape Design: Assist in planning and designing outdoor spaces.
  • Maintenance: Perform regular upkeep, including pruning and leaf removal.
  • Trash Pickup: Collect and transport trash from units to dumpsters.
  • Power Washing: Power wash villas, sidewalks, and other areas as assigned.
  • Pool Areas: Maintain pool areas in the offseason, including trash removal and chair organization.
  • Grills: Maintain and clean common area grills weekly.
  • Property Walkthrough: Perform periodic tours throughout the resort to ensure debris removal from common areas.
  • Inventory Monitoring: Track landscaping supplies and notify management for reordering.
  • Work Records: Maintain accurate records as per department procedures.
  • Safety & Cleanliness: Keep work areas organized and follow safety protocols.
  • Assistance: Assist with any maintenance tasks as required by Grounds Manager or supervisor.
  • Policy Adherence: Follow SDC Properties' policies and procedures.
  • Professionalism: Complete all tasks in a professional, safe manner and participate in training sessions.
  • Additional Duties: Perform other duties as assigned by the supervisor.
  • Punctuality & Attitude: Be punctual and maintain a positive attitude.
  • Grooming Standards: Comply with grooming and appearance policies.


REQUIRED KNOWLEDGE, SKILLS, and QUALIFICATIONS:

 

  • High School Diploma or GED required. Significant related experience may substitute for education.
  • One (1) year experience as a landscaper or groundskeeper.
  • Knowledge of tools, materials, methods, and practices used in skilled and semi-skilled trade related to grounds.
  • Knowledge of manual tools and heavy/light power equipment and skilled in the operation of.
  • Knowledge of landscaping expectations and requirements.
  • Knowledge of occupational hazards and safety precautions and procedures; proficient in the practice of. 
  • Ability to complete all work orders or projects in a timely and efficient manner (i.e., guest calls and routine ground procedures).
  • Ability to problem-solve and make decisions individually and within a team.
  • Ability to comprehend, interpret, and apply rules and regulations in accordance with established policies and procedures.
  • Ability to establish and maintain effective working relationships with peers, employees, and management.
  • Ability to deal effectively with conflict and manage difficult employee relation situations.
  • Ability to assist and support others.
  • Ability to communicate effectively, both verbally and in writing.

OPTIONAL SKILLS A PLUS: 

  • Knowledge of Spinnaker Resorts and or the timeshare industry

While performing the duties of this job, the employee is frequently required to stand, walk, and maneuver up and down hills/stopes, sit, use hands to handle or feel objects, tools or controls; reach with hands and arms; talk and hear and frequently required to climb stairs/ladders; balance; stoop, kneel, crouch, or crawl; smell. The employee must frequently lift, push, pull and/or move up to 50 pounds and occasionally lift, push, pull and/or move up to 75 pounds. Specific vision abilities usually required by this job include close, distance, color and peripheral vision, depth perception and ability to adjust focus.

Vacation is unavailable during peak time: Memorial Day through Labor Day,

Thanksgiving weekend (Thanksgiving Day-Sunday) and December 23rd-New Year's Day

Full time position (8.5-hour day with minimum 30-minute break).

Various work schedules include evening, weekend, and holiday hours.

Occasional overtime may be requested

The noise level in the work environment is usually moderate and is occasionally loud. Mile performing the duties of this job, the employee is exposed to weather conditions prevailing at the time. Regularly requires exposure to the natural elements, dust, insects, and conditions that could be hazardous or dangerous relative to duties.
