ABOUT OUR ROLE | The Maintenance Manager is responsible for managing the facilities personnel while performing general maintenance and repair activities associated with the operation of Trailborn Hotels. |
ESSENTIAL FUNCTIONS | - Fully understand and support Trailborn’s Mission Statement and Core Values.
- Manage the facilities personnel in the day-to-day operations of the Facilities Department.
- Ensure that work orders are being properly assigned and completed in a timely manner, including designating priority levels to less loss of revenue or guest impact; ensure all work order tracking is completed to standard and work orders are closed/completed.
- Conduct continual follow-up on work orders and outside contractors to ensure completion according to hotel standards.
- Coordinate with Risk Management on life safety issues and follow-up for completion.
- Provide technical assistance to the personnel, or outside contractors, as necessary.
- Schedule personnel ensuring that coverage is appropriate for hotel coverage 7-days a week as directed.
- Assist in interviewing and selecting new facilities personnel from applications provided by Human Resources.
- Provide coaching and guidance to staff to ensure comprehension and safety of assigned tasks, and training for success in their position and advancement opportunities.
- Provide clear communication of status of work orders to department heads as requested by the department.
- Ensure that assigned vehicles are inspected daily and are going in for preventive maintenance and scheduled service as needed.
- Ensure that preventative maintenance is followed on all designated equipment and ensure equipment is properly maintained.Â
- Manage to ensure that staff is following all prescribed Company and statutory/regulatory policies, procedures and receive training to include, but not limited to worker safety, risk management policies, environmental policies, HAZMAT, HAZCOM, SDS sheets tracking, confined space, lockout-tagout and vehicle operation.
- Assist the GM to report on outside maintenance, material purchases and perform profit / loss statement variance reports on a monthly basis.
- Ensure hotel exterior grounds are maintained, clean, and safe for guests and staff.
- Respond and participate during hotel emergencies.
- Ensure staff are working in a safe manner and mitigate workplace hazards.
- Other duties as assigned.

QUALIFICATIONS | Minimum Qualifications: - Minimum five-year’s supervisory or foreman experience in general building maintenance, or in trades such as electrical, refrigeration, plumbing, etc.
- Must possess, or able to obtain, a valid Driver’s license within 90 days of employment, and comply with Trailborn Surf & Sound company vehicle policy.
Preferred Qualifications: - Journeyman certification in one of the following trades: electrician, plumber, carpenter or refrigeration/HVAC.
- Knowledge of the hospitality industry as it relates to Engineering functions.
- Familiar with current National Uniform Building Codes.
- Competent in all areas of the General Maintenance III and II level positions.
- Knowledge of concrete, tile, or General Construction.
Basic Competencies: - Verbal comprehension (Understand oral and written communications, follow detailed directions).
- Communication skills (provide clear instructions/directions).
- Reasoning skills (problem solving and troubleshooting skills).
- Intermediate Computer Skills. (Ability to efficiently communicate in Excel, Outlook, and other hotel computer systems.

PHYSICAL REQUIREMENTS | - Ability to lift and transport materials and equipment weighing up to 50 pounds on a frequent basis and up to 75 pounds on an occasional basis is required.Â
- Ability to climb and work from a ladder up to 40-feet from ground level.
