GENERAL POSITION SUMMARY:
The Maintenance Technician I plays a vital role in maintaining the daily operations and appearance of the property, ensuring a clean, safe, and well-maintained environment for residents and staff. Responsibilities include the upkeep and cleanliness of buildings, landscaping, amenities, parking lots, and trash areas. The technician performs basic maintenance tasks such as plumbing, electrical repairs, carpentry, painting, and landscaping under the guidance of experienced maintenance personnel.
MAJOR RESPONSIBILITIES:
- Perform basic plumbing, electrical, carpentry, drywall, masonry, concrete, and vinyl flooring installation and repairs under the guidance of experienced maintenance personnel.
- Maintain cleanliness of the common areas of the property, including but not limited to the leasing office, clubhouse, restrooms, model apartments, fitness center, and laundry rooms.
- Perform snow and ice removal to ensure safety across the property.
- Perform basic landscaping duties, such as mowing, trimming, fertilizing, edging, and pruning. Oversee landscaping vendors to ensure adherence to contract responsibilities if applicable.
- Ensure the cleanliness of landscaping by walking the property daily, removing trash, and providing a report to the Property Manager or Maintenance Supervisor.
- Monitor and maintain adequate inventory of cleaning supplies, requesting replenishment as needed.
- Complete all required training by the deadline and attend monthly safety meetings.
- Strong commitment to safety by maintaining a safe work environment and utilizing all required personal protective equipment.
- Accurately document all work completed in the proper format and within the given deadlines.
- Assist with property inspections to ensure compliance with standards and regulations.
- Responsible for painting curbs, pressure washing, and locking and unlocking common spaces.
- Post notices as required.
- Employees are expected to complete all required training by the designated deadlines and attend all safety meetings.

SECONDARY FUNCTIONS:
- Safely and efficiently operate a golf cart as needed for job duties.
- Assist with routine pool upkeep, including managing the pool filter, pump, and water testing to ensure compliance with health and safety standards.
- Actively participate in all community events to support resident engagement and foster a positive living environment.
JOB SCOPE:
Carries out consistent, routine, and repetitive tasks under regular supervision, following established procedures with some minor deviations. Decisions are guided by general company policies, and employees are encouraged to propose solutions for occasional variations but do not have the authority to make final decisions.
SUPERVISORY RESPONSIBILITY:
This role does not include any supervisory responsibilities.
INTERPERSONAL CONTACTS:
This role involves regular, frequent communication with residents and coworkers to ensure clear and accurate information exchange.
SPECIFIC JOB SKILLS:
- Demonstrate strong verbal and written communication skills, including the ability to effectively use phones, email, texting, and photographs. Proficiency in speaking, writing, reading, and understanding English is required.
- Utilize critical thinking and problem-solving skills to multi-task, set priorities, manage time efficiently, and address challenges with guidance when needed.
- Work independently and as part of a team, reliably following instructions, adhering to rules, and maintaining confidentiality.
- Basic plumbing knowledge and skills, including toilet repairs/replacements, faucet, sink, and garbage disposal replacement.
- Basic electrical knowledge and skills, such as working with outlets, heaters, GFI, and light fixture replacements.
- Basic carpentry knowledge and skills, including door replacement, drywall repair, trim, and stair and handrail repairs.
- Knowledge of cleaning techniques and products for janitorial duties.
- Knowledge of the proper use, maintenance, and care of common hand and power equipment, including:
- Power mower
- Leaf blower
- Fertilizer spreader
- Tree pruning tools
- Power edger
- Weed eater
- Shrub trimming tools
- Handsaw, drill, wrenches, screwdrivers, sockets, garbage grabber
- Pool maintenance including pool filter, pump, and water testing kit.
- Basic appliance repair knowledge and skills, such as replacing stove thermostats and repairing dishwasher leaks.
- Basic knowledge of painting techniques and skills, with experience using a paint sprayer, roller (including long handle), pad, and brush.
- Ability to focus on details and execute tasks precisely.
- Physically and mentally endure periods of high stress while maintaining stable performance and professionalism.
- Possess reliable transportation and a valid driver’s license with a clean driving record.
- Ability to operate a vehicle safely, adhering to traffic laws and organizational safety policies.
- Proof of insurance and the ability to transport tools and equipment required for maintenance tasks.
EDUCATION AND/OR EXPERIENCE:
- One (1) year in the Porter position or one (1) year of previous maintenance technician experience in property management for commercial or multi-family properties is preferred.
- Janitorial experience is preferred.
- Pool maintenance experience is preferred.
- Knowledge of and ability to adhere to landlord/tenant laws, state and federal labor regulations, and fair housing rules, ensuring compliance and the avoidance of any form of unlawful discrimination.
JOB CONDITIONS:
The work environment is one of moderate hazards or obstacles. There is some personal risk or hazard while performing the essential job functions and duties. Job conditions are somewhat uncomfortable due to varying work environments, working in confined spaces, climbing a ladder up to six (6) feet, outside job tasks, inclement weather, exposure to chemicals, machinery, and electricity. Work is somewhat physically demanding.
The worker is required to provide their own inclement weather gear including hip boots/waterproof shoes, waterproof jacket, and pants. Additionally, snow-chains and/or snow tires with studs are required to travel safely in inclement weather conditions.
The work schedule is mostly stable but can fluctuate in the event of an emergency, and the worker must be available to work on-call when required including weekends, holidays, and evenings.

While performing the duties of this job, the employee is required to use repetitive motions of the hands, fingers, and wrists; stand; walk; stoop; bend; crouch; twist; and talk. The employee must be able to lift and carry weights up to 50 pounds, move heavy objects and equipment up and down stairwells, and climb stairs, stepstools, or ladders up to six (6) feet. Motor skills and coordination are essential to safely operate equipment and perform tasks. The employee must also have sufficient hearing to work effectively and safely under various noise conditions.
