We are seeking a motivated, career-oriented Community Association Manager to join our growing team.
Position Summary
The Community Association Manager / Onsite Association Manager will be responsible for the day-to-day management and operations of assigned association communities. This position will work closely with the Board of Directors, homeowners, vendors, committees, and Association professionals to ensure the community is effectively managed, and the goals and policies of the Association are implemented.
Qualifications & Experience
- Georgia Community Association Manager (CAM), Real Estate Salesperson, or Broker’s License required
- 2+ years of experience preferred; however, qualified candidates without 2 years of experience may be considered
- Previous HOA, condominium, property management, or real estate experience preferred
- Bachelor’s degree in business or a related field preferred, or an equivalent combination of education and experience
- Valid driver’s license required
- Strong knowledge of community association operations, governing documents, rules, and regulations preferred

Key Responsibilities
General & Administrative
- Serve as an onsite Community Association Manager for assigned communities; portfolio size will be based on experience and capabilities
- Ensure that Board policies, resolutions, and goals are properly implemented
- Maintain knowledge of Association governing documents, rules, regulations, and applicable legal requirements
- Provide exceptional customer service to homeowners, Board members, vendors, and fellow team members
- Maintain open and professional communication with the Board of Directors and community stakeholders
- Attend and facilitate Board of Directors meetings
- Prepare Board meeting agendas, monthly management reports, Board packets, and other required materials
- Distribute Board meeting materials in accordance with established timelines
- Prepare and maintain records of covenant and rule violations
- Coordinate with Association professionals, including attorneys and other consultants
- Serve as a liaison to the Architectural Review Committee (ARC) and other committees, as applicable
- Participate in after-hours/on-call responsibilities for community emergencies
- Other duties as assigned
Financial Management
- Assist with the daily implementation and administration of the Association’s annual budget
- Perform general financial management and recordkeeping responsibilities
- Coordinate the receipt and review of vendor invoices and ensure timely processing and payment
- Assist with collection matters and monitor account delinquencies
- Provide financial information and reports to the Board as required
Property & Vendor Management
- Manage and maintain professional relationships with Association vendors and contractors
- Generate and monitor work orders for maintenance staff and contractors
- Conduct regular community/property inspections
- Identify maintenance, safety, and compliance issues and coordinate appropriate corrective action
- Ensure the community is maintained in accordance with Association standards, rules, and regulations
Community Relations & Communication
- Provide exceptional customer service and maintain open lines of communication with homeowners and Board members
- Respond to homeowner calls, emails, and inquiries in a timely and professional manner
- Resolve issues when possible or direct homeowners to the appropriate resource
- Attend regular membership and community meetings
- Assist with preparation of homeowner communications, letters, newsletters, and notices
- Communicate with homeowners through email, social media, and other communication platforms as required
License/Certification
- Georgia Community Association Manager (CAM) License – Required
- Real Estate Salesperson or Broker’s License – Preferred
Physical Requirements
- Ability to work in an office and community/property environment.
- Ability to walk through and inspect community common areas, amenities, buildings, and grounds.
- Ability to stand, walk, bend, stoop, and climb stairs as needed while conducting property inspections.
- Ability to occasionally lift and carry materials, documents, or equipment weighing up to 25 pounds.
- Ability to use a computer, keyboard, telephone, and other standard office equipment for extended periods.
- Ability to work outdoors and in varying weather conditions when conducting community inspections.
- Must be able to travel between assigned properties and attend Board and community meetings as required.
