About the Role:

We are seeking a detail-oriented and proactive Assistant Property Manager to support the day-to-day operations of a 330-unit residential property in Worcester, MA. This role is ideal for someone who enjoys a mix of administrative work, resident relations, and hands-on property management tasks. Working directly alongside the Property Manager, you will play a critical part in ensuring seamless property operations, maintaining high resident retention, and supporting the portfolio's overall financial health.

 

Key Responsibilities:

  • Leasing & Resident Relations
    • Drive Occupancy: Showcase and lease available apartments, clearly articulate lease terms to prospective tenants, and process applications efficiently.
    • Tenant Relations: Serve as the primary point of contact for current and prospective residents, proactively addressing inquiries, concerns, and resolving complaints with a high standard of customer service.
    • Lease Administration: Manage the full lifecycle of lease renewals, prepare all necessary paperwork, and maintain highly accurate, up-to-date leasing binders and digital tenant files.
    • Move-In/Move-Out: Assist in conducting comprehensive move-in and move-out unit inspections, ensuring all corresponding documentation is finalized.

 

  • Operations and Financial Administration
    • Rent Collection: Assist with monthly rent collection, monitor delinquencies, and generate corresponding financial reports.
    • Expense Management: Support the Property Manager by processing vendor invoices, tracking property expenses, and managing utility bill allocations.
  • Records Maintenance:
    • Ensure all tenant files-including leases, correspondence, and payment histories-are meticulously maintained and audit-ready.
    • Provide financial support to the Property Manager as needed.

 

  • Maintenance Coordination
    • Service Requests: Intake, log, and prioritize daily resident maintenance requests.
    • Vendor & Staff Dispatch: Coordinate seamlessly with in-house maintenance technicians and external vendors to ensure prompt, high-quality service delivery.
    • Quality Assurance: Follow up directly with residents upon completion of work orders to ensure complete satisfaction and closure of the issue.

 

Qualifications & Skills:

  • Experience: Prior experience in property management, leasing, or real estate is highly preferred.
  • Technical Proficiency: Strong working knowledge of property management software (Yardi preferred) and the Microsoft Office Suite.
  • Communication: Exceptional interpersonal and communication skills, both written and verbal.
  • Organization: Superior time management and multitasking abilities, with a proven track record of resolving operational issues efficiently.
  • Compliance: A solid understanding of State and Federal Fair Housing Laws is a strong plus.
  • Work Ethic: Must be reliable, highly proactive, and possess a sharp eye for detail.

 

Schedule:

  • Monday – Friday
  • Note: Occasional weekend or evening availability may be required during peak leasing seasons or for property emergencies.

 

Compensation:

  • $28-$31 / hour range
