This includes community program spaces, administrative offices, and a 75-unit Single Room Occupancy (SRO) residence. This role resides on-site in a provided unit and oversees all building operations, including maintenance, repairs, inspections, safety systems, work order management, and emergency response. The Superintendent directly supervises the Building Engineer and Facilities Operations Technicians to ensure the facility remains clean, safe, and fully operational for residents, members, and staff. The Facilities team supports this mission through: Safety: Maintaining a clean, secure, and well-maintained environment Stewardship: Preserving the facility through proactive maintenance Service: Supporting residents, staff, and members with professionalism and care ESSENTIAL FUNCTIONS Building Operations and Maintenance Oversee daily operations of the entire facility, including residential, program, and administrative spaces Conduct regular walkthroughs to ensure safety, cleanliness, and preventive maintenance Perform and assign repairs across electrical, plumbing, HVAC, and mechanical systems Maintain boilers, elevators, fire alarms, and life safety systems in compliance with code requirements Coordinate and supervise vendors and contractors Maintain logs for inspections, repairs, incidents, and work orders Manage the Zoho Desk system, including assigning and tracking work orders Respond to building emergencies during and outside scheduled hours Cleaning, Safety, and Emergency Response Perform cleaning in mechanical and non-public areas as needed Respond to emergency clean-up situations such as leaks, spills, and hazards Support facilities staff during peak needs or urgent conditions Supervision and Leadership Supervise, schedule, and evaluate the Building Engineer and Facilities staff Assign and track work orders to ensure timely completion Conduct team meetings and safety briefings Support staff training and development Compliance and Coordination Ensure compliance with Yonkers and New York State codes and regulations Coordinate with program and housing staff on facility needs Prepare for inspections and audits Assist with capital planning, budgeting, and facility improvements Other Duties as Assigned Perform additional responsibilities and special projects as directed by leadership ON-CALL RESPONSIBILITIES This is a live-in position requiring on-call availability during evenings, weekends, and holidays, including Sundays. The Superintendent must respond to emergencies such as lockouts, leaks, system failures, and alarm activations. On-call availability is included as part of the housing benefit. Only time actively worked is compensable and must be properly logged in accordance with wage and hour laws. LEADERSHIP COMPETENCIES Building and Facility Management Team Leadership and Development Safety and Risk Management Communication and Collaboration QUALIFICATIONS High school diploma or GED required Technical or trade training in facilities, HVAC, or building systems preferred 3–5 years of experience in facilities maintenance or property management Supervisory experience required Strong knowledge of electrical, plumbing, HVAC, and mechanical systems Ability to perform hands-on repairs and oversee vendor work Strong organizational and communication skills Familiarity with boilers and life safety systems preferred OSHA 10 certification preferred or ability to obtain within 90 days Ability to obtain additional certifications as required Must reside on-site and be available for emergencies Ability to lift up to 50 pounds and perform physical work COMPENSATION Hourly Rate: $20.00 – $25.00 per hour Annual Pay Range: $41,600 – $52,000 Additional Benefits: Rent-free SRO unit (estimated value: $8,130 annually) Utilities included (estimated value: $2,040 annually) Total housing and utilities value: $10,170 annually Estimated Total Compensation Package: $51,770 – $62,170 annually WORK ENVIRONMENT AND PHYSICAL DEMANDS Work performed in a six-story mixed-use facility Must reside on-site for operational and emergency response needs Frequent movement throughout the building, including stairs and mechanical spaces Regular bending, lifting, reaching, and climbing Ability to lift up to 50 pounds Use of tools and maintenance equipment required Occasional after-hours emergency work required JOIN OUR TEAM This role is an opportunity to directly support the YMCA of Yonkers in providing a safe and reliable environment for residents and the community.
