ESSENTIAL JOB DUTIES:Ā
Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.Ā
ProvidingĀ superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork toĀ ensureĀ completionĀ toĀ company standards.Ā
Track and evaluate advertising, and all client traffic.Ā
Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel,Ā in order toĀ maximize their engagement and minimize turnover.Ā
Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs.Ā
LeadingĀ byĀ example. Instilling,Ā maintaining, and modelingĀ CushmanĀ & Wakefieldās mission to be the best national management company.Ā
Supervise day-to-day operations ofĀ the entireĀ on-site team, ensuring that all policies and procedures are being followed.Ā
Maintain effective on-site staff through interviewing, hiring, and coachingĀ teamĀ as necessary.Ā
Maintain residents' filesĀ in accordance withĀ company'sĀ standards.Ā
Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.Ā
Manage andĀ maintainĀ all aspects ofĀ overallĀ community budget and finances.Ā
Work with leasing staff to ensure that leasing/marketing goals areĀ being met.Ā
COMPETENCIES:Ā Ā
Effective communication and customer service skillsĀ
Computer literate, including Microsoft Office Suite and internet navigation skillsĀ
General office, bookkeeping and sales skills and excellent oral and written communication skillsĀ
DetermineĀ leasing opportunitiesĀ ofĀ staff and work on goal setting, improving the performance of each staff member.Ā

WORK ENVIRONMENTĀ
This jobĀ operatesĀ in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filingĀ cabinetsĀ and fax machines. Regularly required to travel.Ā Ā

The company will not pay less than minimum wage for this role.
