The position may be based out of our Yorba Linda or San Diego office and requires regular weekly travel and time split between both locations, as well as San Diego project sites. 


COMPANY DESCRIPTION

Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California. 

 

Our mission is to continuously evolve the world’s most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built—driving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects.

 

To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.

 

We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development.

POSITION SUMMARY

The Project Executive is a senior leadership role responsible for both the strategic oversight and hands-on execution of large-scale commercial and/or multifamily construction projects. This role combines project leadership, staff management, and direct production of critical work product, including schedules, budgets, reports, and contract-related documentation. The Project Executive provides executive-level guidance across all phases of construction, ensures adherence to safety, quality, schedule, and budget requirements, and serves as a key liaison between internal teams, owners, and design partners.


KEY RESPONSIBILITIES


Safety Leadership

  • Promote and uphold a strong jobsite safety culture where safety is prioritized equally with profitability.
  • Proactively identify and address jobsite safety concerns, with the ability to recognize the majority of active risks during site walks.
  • Ensure compliance with company, client, and regulatory safety standards across all projects.


Preconstruction

  • Lead the development of comprehensive site logistics plans.
  • Prepare and manage Guaranteed Maximum Price (GMP) proposals and supporting exhibits with minimal oversight.
  • Oversee estimating efforts for general requirements (GRs) and general conditions (GCs) on projects exceeding $30MM.


Procurement

  • Develop and manage bid packages and bid comparison spreadsheets.
  • Prepare project-specific scope documents for subcontractors and vendors.
  • Negotiate fair, win-win subcontract agreements while protecting the company from undue risk.

 

Contract Administration

  • Communicate contract terms, requirements, and notices clearly and professionally to Owners, Construction Managers, and subcontractors.
  • Enforce contractual obligations and hold all parties accountable to contract terms.
  • Provide leadership on contractual strategy, risk mitigation, and documentation.


Budget & Cost Management

  • Maintain and manage overall project budgets with a high degree of accuracy and accountability.
  • Demonstrate expert-level proficiency in industry-standard project management and cost-control software.
  • Manage committed and uncommitted costs, allowances, contingencies, and exposure holds.


Change Management

  • Support project teams in the review, negotiation, and resolution of Owner and subcontractor change orders.
  • Interpret and apply contract documents to ensure equitable and enforceable change management practices.


Scheduling

  • Develop and oversee detailed construction schedules, breaking complex projects into logical and achievable work sequences.
  • Utilize schedules as active management tools to control float, mitigate delays, and recover late tasks.
  • Perform Time Impact Analyses (TIAs) as required.
  • Demonstrate advanced proficiency in leading construction scheduling software.


General & Strategic Responsibilities

  • Maintain thorough knowledge of all assigned projects, including key risks, priorities, and performance metrics.
  • Prepare and submit comprehensive monthly project status reports.
  • Build and maintain strong working relationships with Owners, Architects, Engineers, and consultants.
  • Apply Lean Construction principles and best practices where applicable.
  • Utilize Key Performance Indicators (KPIs) to monitor and improve project outcomes.
  • Navigate complex projects that may involve disputes, claims, or litigation.
  • Demonstrate strong technical knowledge of building systems, construction methods, and design coordination.
  • Model professional leadership behavior and participate in ongoing leadership development and continuing education.


QUALIFICATIONS

  • Minimum of 15 years of progressive experience in large-scale commercial and/or multifamily construction.
  • Proven experience leading complex projects with significant budgets and schedules.
  • Demonstrated leadership training and a strong track record of managing teams and projects.
  • Advanced knowledge of construction contracts, cost controls, scheduling, and risk management.
  • Strong interpersonal, communication, and negotiation skills.


EDUCATION

  • Bachelor’s Degree in Construction Management, Engineering, Architecture, or a related field required.
  • Advanced certifications or continuing education in construction management, leadership, or safety preferred.


WORK AUTHORIZATION

All prospective Impact Housing employees need to demonstrate eligibility to work in the U.S.

PHYSICAL REQUIREMENTS
