Description

ABOUT INVESTMENT REAL ESTATE, LLC

Investment Real Estate, LLC (IRE) is a vertically integrated self-storage owner, operator, and developer headquartered in York, PA. Through our consumer-facing brand, Moove In Self Storage, we manage a growing portfolio of approximately 37 locations across ten states (PA, NY, NJ, MD, DE, CT, VA, NC, and IA). Our team operates with discipline and accountability under the Entrepreneurial Operating System (EOS), and we take pride in delivering institutional-quality operations with a hands-on, entrepreneurial culture.

POSITION SUMMARY

The Digital Demand Manager owns the strategy, execution, and optimization of all digital channels that drive rental demand across the Moove In Self Storage portfolio. This role sits at the intersection of performance marketing, analytics, and revenue management — translating clicks into leases and data into decisions. You will manage our external digital marketing vendor, own the performance of paid search, SEO, Google Business Profile, and website conversion, and build the reporting infrastructure that connects marketing spend to move-in volume. The ideal candidate is both a strategist and a practitioner: someone who can set the direction, hold vendors accountable, and get into the data themselves when needed.

KEY RESPONSIBILITIES

• Own end-to-end digital demand generation strategy across paid search (Google Ads), organic search (SEO), Google Business Profile (GBP), and the Moove In website.

• Manage the external digital marketing vendor (currently The Storage Group) — set KPIs, review deliverables, challenge recommendations, and hold the vendor accountable for performance targets.

• Monitor and optimize cost-per-lead, cost-per-move-in, and marketing-attributed revenue across all Moove In locations.

• Build, maintain, and continuously improve marketing performance dashboards and reporting cadences (weekly, monthly, quarterly) that connect spend to occupancy outcomes.

• Analyze GBP keyword rankings, grid ranking distributions, review velocity, and AI visibility reports; translate findings into actionable recommendations for the field and leadership.

• Partner with Revenue Management and Operations to align digital spend allocation with occupancy needs, seasonal trends, and market-level pricing strategies.

• Own website performance — conversion rate optimization, landing page testing, user experience improvements, and content strategy in coordination with the vendor.

• Manage review generation and reputation management strategy across all locations; develop response protocols and monitor trends.

• Evaluate emerging channels (AI search, local services ads, social media advertising) and recommend investment based on ROI potential.

• Support new store openings and acquisitions with market-entry digital launch plans — including pre-opening campaigns, GBP setup, and initial SEO strategy.

• Present performance results and strategic recommendations to the executive team and investor stakeholders on a regular cadence.

Requirements

 QUALIFICATIONS

• 3–5+ years of experience in digital marketing with a focus on demand generation, performance marketing, or growth marketing.

• Demonstrated experience managing paid search campaigns (Google Ads) and SEO programs — either hands-on or through vendor management.

• Strong analytical skills with proficiency in Google Analytics (GA4), Google Ads, Google Search Console, and marketing attribution tools.

• Experience managing external agency or vendor relationships with a track record of driving accountability and results.

• Ability to build and interpret marketing dashboards and translate data into business decisions.

• Excellent written and verbal communication skills — able to present to executives and field operators with equal clarity.

• Bachelor’s degree in marketing, business, communications, or a related field (or equivalent professional experience).

PREFERRED QUALIFICATIONS

• Experience in self-storage, multifamily, property management, or other multi-location industries.

• Familiarity with Google Business Profile management at scale (25+ locations).

• Experience with website CMS platforms, A/B testing tools, and conversion rate optimization.

• Exposure to revenue management concepts and dynamic pricing.

• Familiarity with the Entrepreneurial Operating System (EOS).

• Experience supporting investor reporting or stakeholder communications related to marketing performance.

Interested candidates should submit a resume and brief cover letter outlining their experience driving measurable demand through digital channels. We move quickly — apply today.
