Leasing Manger Job description:

TGM is a full service, real estate investment advisory firm. TGM acquires and manages apartment properties throughout the U.S. on behalf of our investors. TGM Danada is currently looking for a Leasing Manager for our 600-unit conventional community in the Wheaton, IL area.

Job Summary:

The Leasing Manager is responsible for generating new business (leases) for the TGM community, as well as performing quality customer service to current residents. The Leasing Manager’s primary responsibility is to professionally represent the TGM Community to all potential and current residents while following TGM Policy and Procedures.

Essential Functions:

* Markets property and amenities to all prospective residents and promotes TGM's brand promise of providing quality services, sense of community, and value.

* Participates in community outreach activities to create brand awareness of the apartment community in the marketplace.

* Develops creative marketing strategies to generate qualified traffic.

* Exhibits the benefits and features of our apartment homes by leading guided sales tours of the community.

* Greets all potential residents to the TGM Community.

* Professionally answers all incoming phone calls, and answers or routes calls accordingly.

* Provides efficient follow-up with potential residents who have left voice messages.

* Ensures the model apartment home(s) in the TGM Community are consistently maintained in outstanding condition.

* Conducts daily management and follow ups of all prospect leads (phone, email and walk-ins) utilizing the relevant system; 100% management of all leads is required.

* Reviews unit rents, specials and availability in relevant system to ensure accuracy of online advertising information.

* Updates print and online advertisements as needed.

* Implements resident retention programs under the direction of the Community Director.

* Performs other administrative functions and duties as necessary.

* Follows TGM's dress code policy, including selection of outfits from the designated corporate clothing catalog. Maintains a clean, neat, professional appearance at all times.

* Creates daily ad posting in Craigslist, utilizing TGM-branded templates

* Generate weekly competitive market surveys.

* Serves as the lead marketing person on-site who will work with TGM Marketing Director in implementing any new marketing initiatives, and coordinate TGM community and company branding.

* Understands and promotes the community's value proposition and key differentiators against competitive communities as a means of generating new business and resident retention.

*Sets up monthly meetings with local businesses and retailers to establish awareness and relationship with the TGM community.

*Plans and executes regular resident, prospect and community events.

* "Shops" competitive properties to gather market intelligence. Has complete knowledge of the apartment community and competition in the area.

* Trains and is responsible for directing the work performance of the leasing team.

* Assists Community Director and Business Manager with TGM PPM monthly reporting as needed.

* Processes applications and related lease paperwork.

* Provides customer service to residents and records maintenance requests.

* Promotes the community's Unique Selling Proposition and key differentiators against competitive communities as a means of generating new business and resident retention.

* Meets or exceeds resident retention goals through effective lease expiration management, quality resident services, developing and implementing new and creative retention strategies.

* Ensures all rented apartment homes are "sparkled" and ready to be moved into prior to move-in day.

* Notifies the Community Director or Business Manager when office supplies or other tools needed to perform their duties are in need of replenishing.

* Creates new and innovative ways to promote traffic, responsible for all direct mail efforts, ensuring that all leasing consultants follow up with traffic on a regular basis (pursuant to the requirements detailed in the TGM PPM), planning and all details regarding property parties.

* Delivers on TGM brand promise of providing a premier living experience and exceptional value through reliable and quality customer service.

* Maintains a professional courteous manner with all residents, vendors, contractors and fellow employees.

* Assures safety standards are used which comply with all company, local, City, State and Federal guidelines.

* Ensures compliance of all work-related activities in a fair, ethical and consistent manner.

* Other duties as assigned.

Education:

Formal Education: High School Diploma or equivalent and relevant certifications

Preferred Education: Associate Degree or certification equivalent

Experience: 3 years

License, Registration, and / or Certification Requirement: No

Minimum Knowledge: Requires advanced knowledge of a specialized or technical field or a thorough knowledge of the practices and techniques of a professional field.

Updating of Knowledge: The knowledge required to perform this job once learned has infrequent changes, but when changes occur, they may be major.

Skill Requirements:

* Highly proficient in professional phone sales techniques.

* Strong basic computer skills with the Microsoft Office suite of software, including Word, Excel, and Outlook, sending / receiving email and using e-mail software, and accessing the Internet for work-related duties. Familiarity with property management software.

* Solid people skills to effectively internet with, relate to, and connect with a wide variety of people.
