Juice Recruitment is supporting a well-established client based on the outskirts of Bath in their search for a proactive Property Manager. This is a fantastic opportunity to join a supportive team and take ownership of a residential property portfolio.

This role requires a solid understanding of lettings legislation, strong communication skills, and a solution-focused approach to property management. You will ensure that all properties are maintained to a high standard, tenant needs are met promptly, and all legal and regulatory obligations are upheld.

Key Responsibilities:

  • Manage a portfolio of residential properties

  • Act as the main point of contact for tenants and landlords, responding to enquiries professionally and efficiently

  • Coordinate and oversee repairs, maintenance, and refurbishments, ensuring quality and cost-effectiveness

  • Conduct regular property inspections and report on findings

  • Ensure compliance with health and safety, fire, and housing regulations

  • Oversee tenancy renewals, rent reviews, and end-of-tenancy processes, including deposit handling and dispute resolution

  • Liaise with contractors, utility providers, and other stakeholders

  • Maintain accurate property records and prepare reports as required

  • Monitor rent collection and address arrears in collaboration with finance teams

  • Support budgeting and service charge management, where applicable

Skills & Experience Required:

  • Proven experience in residential property management (ideally within a managing agent or landlord environment)

  • Strong knowledge of UK tenancy legislation, including Section 21 and Section 8 notices, and current compliance standards (EPCs, Gas Safety, etc.)

  • Excellent communication and interpersonal skills

  • Highly organised with the ability to manage multiple priorities

  • Strong problem-solving skills and attention to detail

  • Competent user of property management software and Microsoft Office

  • ARLA qualification (desirable but not essential)

  • Full UK driving licence required
